Renovations and redevelopment coming to OKC’s Eastside

Less than 3 miles from downtown Oklahoma City, Ross Heights is one neighborhood in the urban core to watch. According to Realtor David Aita of Lime Realty, who sold a home in the neighborhood in 2023, “Homes are becoming more updated as time goes on, and it’s an up-and-coming area for sure. In the next couple of years, it’ll be unrecognizable.” Aita is hardly exaggerating; new, locally-owned restaurants and businesses have started cropping up along the neighborhood's northern end, and flippers have been bringing much-needed updates to the neighborhood’s nearly hundred-year-old homes. Between the wave of redevelopment sweeping through its homes and the surrounding districts, as well as its convenient location in OKC’s East Side, Ross Heights is getting ready to fly.

Low price tags mean homes are getting the TLC they need

Flat streets form a grid in Ross Heights, with single-story homes sitting in neat rows on petite lots lined by sidewalks, telephone poles and mature trees. Many of the Minimal Traditional-style cottages in Ross Heights were built around the 1930s and feature detached, single-car garages. But between the classic brick-and-wood facades, some homes are getting a more modern makeover. “It’s a unique neighborhood in this area because a lot of the houses are being updated instead of torn down,” Aita notes. He adds that homeowners and investors are going further than simply “slapping a coat of paint on and calling it done.” Instead, many of the homes here have updated appliances and fixtures, plus freshly refinished flooring. A three-bedroom, two-bathroom cottage with stainless steel appliances and brand-new hardwood floors can sell for up to $185,000. However, homes in need of repairs can list for as low as $50,000.

Locally owned restaurants take pride in their neighborhood and history

Foodie residents love the proximity to the downtown dining districts, but Ross Heights also has unique culinary offerings of its own. The 23rd Street corridor on the northern end of the neighborhood is home to an eclectic array of up-and-coming local, Black-owned eateries. On Sunday mornings, residents can walk down to Scrambl’d, a hip brunch spot that serves diner digs with a modern flair. Afterward, they can head to Spiked for a coffee — or a cocktail, as the café specializes in both. For a quick meal, folks can order takeout from Eastside Pizza House. The restaurant’s walls are adorned with colorful murals depicting Eastside history, including Black OKC icons like Clara Luper and Roscoe Dunjee. The pizzeria is also famous for its black charcoal crust, which gives its pies their signature look and flavor. Those who prefer to cook can find all the ingredients they need at the Market at Eastpoint, a local grocer carrying everything from fresh produce to prepackaged meals.

Kids attend Oklahoma City Schools a short drive from home

Students can attend schools in the Oklahoma City Public Schools district close to home. Thelma R. Parks Elementary, F.D. Moon Middle and Douglass High are all conveniently located less than a mile and a half from most homes, and all score a C-minus from Niche. Douglass High School, established in 1891, was the first school in the city for African American students. What began as two rooms serving just a few students is now a sprawling, multi-building campus serving nearly 500 students known affectionately by locals as the “Pride of the East Side.”

Getting outdoors is easy with JFK Park within walking distance

Residents are a short walk away from green spaces that lie just beyond the neighborhood’s borders, like John F. Kennedy Park, which sits across 16th Street directly next to Moon Middle. Thanks to its exercise equipment, the park is a popular place to get active while letting the kids roam on the playground. It also has a full-sized basketball court in addition to a few practice hoops that come in all kinds of shapes and heights to teach young athletes to shoot.

Folks get around on foot, by car or catch the bus

Settled in the curve where Interstates 35, 40 and 235 meet at the heart of the city, Ross Heights offers easy access to a plethora of shopping, dining and entertainment. Residents can reach downtown OKC in less than 10 minutes or Will Rogers World Airport in roughly 20 minutes, and the OU Medical Center is just a couple miles west. Carless residents will find this neighborhood moderately walkable, with certain schools, parks, and restaurants less than a mile away. Embark bus stops along 23rd Street provide more options for getting around.
