Part college town and part suburb, Sunset Heights is divided in half vertically by Interstate 15. Utah Valley University, home to over 40,000 undergraduates, lies to the east of the highway. The campus spans over 500 acres and includes an art museum, several athletic fields, quaffed college greens and the Noorda Center, where students and locals alike come together to watch ballet, musical theater and symphony concerts. According to Emerie Brooks, a Listing Manager at Summit Realty Inc. since 2017, “UVU started small and just keeps getting bigger.” Established in 1941, it’s now Utah’s largest public university. “People will say things like, ‘Oh, you went to UVU? That’s a good school,’” adds Brooks, explaining that Sunset Heights has grown in response. To the west of I-15, residential streets border The Links at Sleepy Ridge Golf Course and Utah Lake. Townhomes, bungalows and ranch-styles sit in master-planned communities on well-maintained lots, and streets are wide enough for leisurely bike rides and dog walks. Although UVU may be what initially attracts renters and buyers to Sunset Heights, Brooks notes that “People like to stay in the area after graduation.” Proximity to hiking trails, lakeside recreation and urban areas like Salt Lake City just 40 miles north make the neighborhood especially desirable.

Townhomes, ranch-styles and new developments near the golf course
Sunset Heights homes start in the low $400,000s and can sometimes sell for upwards of $1 million depending on square footage. Townhomes dating back to the mid-2000s with outdoor parking present some of the neighborhood’s most affordable options, but prospective buyers will also find brick ranch-styles and bi-levels built between the 1950s and ‘70s for under $500,000. Established long before UVU became an accredited university in 2008, these homes sit on quarter-acre lots and come with attached two-car garages. Mature trees dot the suburban landscape, and wide concrete sidewalks provide enough room for side-by-side strolls.
Master-planned communities like The Lakes at Sleepy Ridge sit closer to Sleepy Ridge Golf Course to the east, and the coming years will see the development of Holdaway Fields. Here, bungalows and traditional-style homes will hover around $700,000. Sunset Heights’ most expensive homes sit on half-acre lots and feature three or four-car garages, enough bedrooms for an entire football team and views of the Wasatch Mountains.

Sunset Heights families living to the west of I-15 can send their children to Vineyard Elementary, rated a B-minus by the educational review site Niche, while children east of the freeway head to Orem Elementary, which earned an A-minus. Kids in grades seven through nine are funneled into Lakeridge Junior High, which earned a B, and afterward attend Mountain View High School, which also received a B. At Mountain View High School, cheerleaders support students during dance performances, musicals and art showcases as well as athletic events. MVHS offers over 50 Career and Technical Education classes where high schoolers can gain hands-on experience in everything from animal science to commercial art. Outdoor recreation: playgrounds, baseball fields and sailing on Utah Lake
Less than three miles from Utah Valley University’s student greens and athletic fields, Sunset Heights residents can make use of Springwater Park, home to a playground, soccer field and full-sized basketball court. There’s also Lakeside Sports Park to the north, one of the largest recreation spaces in all of Orem. It hosts local baseball leagues, and there’s even a snack bar that sets up shop on game days. To the west lies Powell Slough Wetlands Preserve, which attracts area hunters. Beyond that is Utah Lake, which spans nearly 150 square miles. Hikers and horseback riders explore the trails in Utah Lake State Park, and sailors hit the water for the Utah Lake Regatta in June.

Shopping at University Place Mall and student chefs at Restaurant Forte
Sunset Heights residents are a short drive away from big box retailers and fast food restaurants along University Parkway and University Place Mall in nearby Hillcrest. “The mall and Costco are the two main reasons why people go there, and it can definitely cause a lot of traffic; especially on the weekend,” says Emerie Brooks, who’s worked as a Listing Manager at Summit Realty Inc. since 2017. University Place is home to over 150 stores including H&M and PacSun and more than 25 restaurants. Arempas serves up fresh-made Venezuelan cuisine like arepas, cachapasand and patacones (fried plantains). There’s also Noodle-n-Roll/Cho&Kim LLC, where hungry shoppers can stop for ramen or a sushi roll. Shop for groceries at Walmart Supercenter on Sandhill Road, Costco Wholesale or Trader Joe’s. Finally, make a reservation at Restaurant Forte on UVU’s central campus. Here, the menu is prepared by culinary arts students, many of whom are later recruited by the country’s top restaurants.

Outdoor markets, the Orem Express and campus basketball games
Along with providing plenty of shopping and dining opportunities, University Place is also home to entertainment options like The Orchard, an indoor-outdoor play area where kids can climb treehouses and cool off in the splash pad. The space also hosts a Friday evening farmers market between the months of July and October. Nearby, Cinemark is a go-to stop for movie-goers. Orem’s City Center Park goes all-out for the holiday season, hosting the “Lights On!” ceremony. Children can ride the Orem Express through a Hallmark-esque winter wonderland, and local vendors set up shop on Saturday nights leading up to Christmas. There are also plenty of opportunities on UVU’s campus. Historic Downtown Provo provides more opportunities 8 miles south.

The FrontRunner train, Provo Airport and nearby medical care
Orem Station, which sits at the center of the neighborhood, makes travel to neighboring cities relatively painless for Sunset Heights residents. The Utah Transit Authority’s FrontRunner train passes through the station on its way from Provo to Salt Lake City and Ogden beyond.
