Delaney Park brings vintage charm to the SoDo area

Towering live oaks, early 20th-century architecture and burgundy brick streets lend to Delaney Park’s stately charm. Homes built since the 1920s surround lakes and line the streets of this neighborhood just south of downtown Orlando. The canopies of century-old oaks sometimes stretch wider than the homes they shade. This vintage atmosphere doesn’t require sacrificing access to modern conveniences. If you turn out of the neighborhood and onto South Orange Avenue, you’ll find yourself in SoDo, a busy commercial corridor packed with shopping centers and restaurants.

Homes with no HOA but some historic regulations

When Julie Bowyer moved to Orlando, she fell in love with Delaney Park’s older homes. The housing stock, which includes teal Craftsman homes, pink Mediterranean styles and white and green Colonial Revivals, continues to attract people to the neighborhood, says Bowyer, a Realtor with Keller Williams Realty at the Parks. The city designates the area around Lake Copeland as a historic district, so homeowners there must get approval from the Historic Preservation Board to alter the exteriors of their homes. Besides that, residents face few restrictions. "It's not what you think of as a typical Florida community. There are no HOAs, so you have the flexibility with your home to do what you want when you want," says Megan Dowdy, broker of Megan Dowdy Realty and an Orlando native.

Home and townhouses prices in Delaney Park

Homes average roughly 2,000 square feet, and houses with less square footage typically sell from the lower $300,000s to the lower $600,000s. Houses with more than 2,000 square feet start in the mid-$600,000s. Large, new construction homes have sold from the mid-$900,000s to more than $2 million. Modern townhomes are common on the southern end of the neighborhood. Prices range from the upper $300,000s to the lower $600,000s.

Walk to SoDo shopping district, parks and restaurants

Delaney Park borders South Orange, a neighborhood where the SoDo business district concentrates along South Orange Avenue. SoDo has one of the largest collections of national retail chains near downtown. SoDo Shopping Center houses Target and TJ Maxx. Down the street, Publix and Walmart Neighborhood Market are across the street from each other. People also head to SoDo for its restaurants and drinking spots. RockPit Brewing & Distilling hosts yoga, trivia and live music. Don’t let Delaney’s Tavern’s location inside a hotel fool you; it’s still a hangout for locals. People living on the west side of the neighborhood can walk to SoDo, but others have to drive or bike.

Even if you don’t live near South Orange Avenue, it’s likely there’s still a destination within walking distance. Homes are often within a 10-minute stroll of one of the businesses and parks spread throughout the community. Examples include:

  • 903 Mills Market, a cafe and deli near the northeast side of the neighborhood
  • Delaney Park, a green space with a playground and Little League fields on the northwest side of the neighborhood
  • Gringos Locos, a late-night taco joint on the southwest side of the neighborhood
  • Johnny’s Fillin’ Station, a stop for wings, whiskey and beer near the southeast side of the neighborhood

Finance, law and criminal justice education at Boone High

Delaney Park is home to two highly rated schools: Blanker School, a campus for kindergarten through eighth grade, and Boone High School. Teens at Boone High can apply to a magnet program focused on finance, law and criminal justice. Students get hands-on experience, such as working at a credit union or taking part in mock trials. Applications open in April and from October to December.

Major employers across the street and in the Central Business District

It’s about 2 miles from the Central Business District. The neighborhood is downtown Orlando’s employment hub for the tech, finance, hospitality and government sectors. You can get to the Central Business District by:

  • Boarding a SunRail train at Orlando Health/Amtrak station, a trip that takes less than 5 minutes
  • Driving along Orange Avenue, a trip that usually takes less than 10 minutes
  • Cycling along bike lanes on Briarcliff Drive and South Rosalind Avenue, a trip that takes 10 to 15 minutes
  • Catching a Lynx bus on South Orange Avenue, a trip that takes about 10 minutes
Orlando Regional Medical Center hospital employs more than 4,000 people across the street from Delaney Park. “A lot of people who work there move [to Delaney Park],” Bowyer says. Other key destinations and employers in the area include Orlando International Airport, 10 miles away, and Walt Disney World Resort, 15 miles away.

Flood risk near some lakes

The neighborhood’s small lakes create waterfront views and fishing and boating opportunities for those with lakefront lots. However, federally designated flood zones surround some of the lakes. Homes near Lake Lancaster, Lake Lurna, Lake Weldona and Hourglass Lake may be in flood zones and need flood insurance.
