From boatbuilding village to one of America's best places to live
In 2019, the American Planning Association named Patchogue one of America's best communities. A few years on, and it’s still an impressive achievement for the small Brookhaven village. For about four decades, starting around the 1950s, the coastal community suffered one indignity after another when the wooden boatbuilding and weekend vacation industries collapsed. According to the APA, Patchogue hit a home run when it transformed from a “sleepy village” to a “vibrant community,” attracting scores of boutiques, bars, eateries and entertainment venues.

Competitively priced homes
Since the early 1800s, Patchogue was a popular village for blue-collar workers. There are still plenty of early to mid-century homes, like wood-framed ranch-style houses and large colonial-inspired homes. But these days, people are moving to the coastal community for new builds, especially those within walking distance of the revitalized downtown area on Main Street or with views of the canals, West Lake, Patchogue Bay or Great Patchogue Lake. For a south shore town, Patchogue houses are competitively priced, says Edmond Ryan, a licensed real estate broker and owner of Ed Ryan Real Estate Group in West Islip. New condos, townhouses and single-family homes fetch anywhere from $300,000 to $850,000.

Academic progress through the Patchogue-Medford School District
Public schools in Patchogue are part of the Patchogue-Medford School District, which has a B from Niche. Patchogue-Medford High School earns an A- from Niche. Most college-bound students stay close to home, enrolling in state schools like Stony Brook University or SUNY Suffolk Community College on Long Island and New York University in Manhattan. Three neighborhood public elementary and middle schools feed into Patchogue-Medford High, including River Elementary School, Bay Elementary School and South Ocean Middle School. According to GreatSchools, student progress at the middle school scored eight out of 10. Year over year, students are making more academic progress.

LIRR trains into the Big Apple
Patchogue is about 70 miles from New York City and has its own Long Island Rail Road depot, with at least two trains leaving the station per hour. The commute to Midtown on the express train is about 90 minutes.
Beaches and ballfields
Whether a beach bum or outdoor enthusiast, you’ll love living in Patchogue. The coast has beaches, marinas, and parks with playgrounds and ball fields. At Patchogue Beach Club, you can swim laps in the pool with views of the bay. If you prefer a dip in the ocean, there are two Fire Island ferry docks in Patchogue; one goes to Davis Park and Ocean Ridge, a residential part of the island with a public beach, while the other goes to Watch Hill, which has a public beach and campgrounds. If you plan on staying for the afternoon, both destinations have a beach bar and restaurant.

Dining out along Main Street
When you want a bite to eat on the mainland, you may be surprised by the array of options now available on Main Street, from WhiskeyNeat, a steakhouse bistro and whiskey bar, to Standard Rec. This retro eatery specializes in SoCal-inspired dishes like tuna poke and birria ramen. Recently, Newsday said that the explosion of restaurants in the hamlet even makes weeknights feel like you’re at a party.

Comedy and more at the Patchogue Theatre
If you’re feeling sentimental for pre-revitalization days, there are still a few remnants from when Patchogue was an ordinary working-class community. The historic Patchogue Theatre for the Performing Arts, located in the middle of town on Main Street, originally opened in 1923. A century later, the 1,100-seat theater hosts all sorts of events, from film and documentary screenings to Grammy-winning musicians, pop singers, comedians and lecturers.
