Improving neighborhood near the city
Located along the Market Street corridor in West Philadelphia, Dunlap is a small city neighborhood anchored by a historic school that was converted into apartments more than 30 years ago. “It’s close to the city, and because the city is more expensive, people are coming here,” says Andres Duran Saavedra, a local Realtor with Giraldo Real Estate Group who has seven years of experience. “The area is still a work in progress but a lot of the properties are being rehabbed and people are investing so it’s definitely improving. I typically see a lot of couples and people from the university moving here.”

Colonials and gothic revival homes
Dunlap’s residents live in a densely populated community with colonial and gothic revival row homes made of brick and stone arranged in a classic city grid. Home prices generally range from about $100,000 to $300,000. At the high end, someone considering investing in rental properties can purchase a three-unit triplex for approximately $275,000 or more. Around that same price point, they could acquire a freshly renovated 3-bedroom, 2.5-bath row house with modern amenities, fixtures and a finished basement. A simpler 900-square-foot row home with two or three bedrooms will cost around $150,000. C rated schools

The high school also received a C-minus rating from Niche and serves about 480 students with a student-teacher ratio of 19-to-1. The neighborhood’s most prominent landmark is the Thomas Dunlap School, a three-story stone Colonial Revival building constructed in 1906. Another major landmark in the area is the Children’s Hospital of Philadelphia Karabots Care Center. The nearby University of Pennsylvania is a private, Ivy League research university with a history that dates back to 1740, making it the country’s first university.

Market Street retail
Market Street acts as a commercial hub with multi-ethnic restaurants and neighborhood watering holes in storefronts shadowed by the elevated subway tracks on Market Street.
