Mixing urban living with University culture
The pace is fast in Logan, an urban Philadelphia area about 6 miles north of Center City. The area’s bustling Broad Street slices through the middle of town, dividing La Salle University on the west side from Jefferson Einstein Philadelphia Hospital on the east side. Throughout, pedestrian-friendly sidewalks connect rowhouse and townhome dwellers to a variety of grab-and-go eateries and small pocket parks. With their own subway station and direct access to Roosevelt Expressway, residents take the inevitable noise with the convenient commuting opportunities. “A lot of people live here and work in the city, taking the bus or the Subway,” says Bob Merritt, Broker with Gold Keys Real Estate who grew up in the neighboring Germantown. Logan mixes the energy of urban living with an equally present college-town atmosphere.
Life near La Salle and Jefferson Einstein
Much of Logan’s culture emanates from La Salle University, making up a quarter of the town. “La Salle is helping the area grow, which is great,” Merritt says. “They’re responsible for a big shopping area here.” The private Catholic institution, founded in 1863, is a valued part of the neighborhood. The school is known for producing successful scholars, like Jim Kenney, former mayor of Philadelphia, William Burns, Director of the CIA and several U.S. Representatives. And sports fans can cheer on the Explorers through dozens of Division I programs, including four new varsity women’s teams. On the other side of Broad Street from the University is Jefferson Einstein Medical Center, which provides residents with access to medical care at the largest independent teaching hospital in Philadelphia.
Established rowhouses near renovated townhomes
The residential sections in Logan are a mix of both investor-friendly and move-in-ready townhomes, rowhouses and twin homes built in the 1930s, some featuring stone accents, brightly-painted facades or Italianate architecture. “Every block is different,” says Gliford Jean, a Realtor at Keller Williams Real Estate with more than a decade of experience selling in this area. “In some neighborhoods, every home looks the same, but that’s not the case in Logan. The architecture changes.” Outdated properties in need of renovations might begin as low as $75,000 and rise to about $150,000. Dwellings that have seen recent renovations, some completely remodeled with back-alley garage access, range between $150,000 and around $390,000. Parts of this urban neighborhood are in flood risk zones due to heavy rainfall accumulating in low-lying areas without much soil to absorb the water.
Grabbing take-out on Broad Street
At The Shoppes at La Salle, right by the University, residents can grab groceries at The Fresh Grocer and everyday essentials at RiteAid. Along the busy Broad Street are several local storefronts, fast food spots and counter-service eateries, including a couple of Jamaican options like Ron’s Caribbean Cafe. Nearby, locals can grab a burger and wings to go at Chuck's Wings. “It’s kind of a fast-paced area,” says Jean. “There are mostly take-out restaurants, not a lot of eat-ins.” Seafood lovers are in the right place, with Sid Booker’s Shrimp Corner and The Crab Shack on the south side. When residents prefer a seafood dish accompanied by a full bar menu, they can head to Charley B’s just a block away. Not far to the west of Logan are the cobblestone streets of Germantown, where locals can walk from niche boutiques to local coffee shops.
Public schools and nationally-recognized Central High
Public school students living in Logan can begin with a 10-1 student-teacher ratio at Logan Elementary School or attend Jay Cooke School from kindergarten through eighth grade, both of which receive a C-minus Niche grade. Students can progress to Martin Luther King High School, graded a D-plus. Centrally located in Logan near La Salle’s campus is Central High School, a magnet school that Niche grades an A-plus and ranks as the No. 2 Standout School in the country. Regarded as one of the best public schools in the nation due to its high academic standards, it’s fitting that exceptional grades are required for admission.
A green respite at Stenton Park
An escape from the noise surrounding Logan – which gives the neighborhood a higher-than-normal Soundscore – is Stenton Park, located on the south side. Commonly used for community events like Easter egg hunts and cookouts, this 11.5-acre park features a playground, baseball diamond, tennis courts and basketball courts. Also on site is the Stenton Mansion, and a small outdoor stage hosts the occasional live music performance. Smaller neighborhood parks with athletic courts and green space include Kemble Park and Cherashore Park, which includes a public pool. According to CAP Index, Logan receives a crime score of 6 out of a possible 10, with a score of 9 in crimes related to Homicide. As with many densely populated areas near the city, there are measures to combat this. Belfield Recreation Center hosts afterschool programs and summer camps as a safe space for neighborhood kids. And right off Broad Street, Logan Library offers several free services for all ages, including Science in the Summer, Culinary Literacy and Job Seekers.
Commutes from Logan subway station
Commuters can take the SEPTA subway from the Logan station into downtown or ride the SEPTA bus to get around town. For further travel, U.S. Route 1, or Roosevelt Expressway, runs along the south side. Residents can also drive along Broad Street, which is a straight 6-mile shot into Center City. This main thoroughfare is home to several Christian denominational churches. Our Lady of Hope Catholic Parish towers over Broad Street in a historic Gothic Revival building.
