High-rise living and walkable office life in Logan Square
Logan Square is a walkable Philadelphia neighborhood that puts you in the heart of Center City’s business district, surrounded by high-rise offices, major transit hubs and the open space along the Benjamin Franklin Parkway. It’s a go-to for young professionals who want to stay close to work, keep day-to-day errands walkable, and still be near museums, parks and the river trail. And when you want a different vibe, Rittenhouse Square is close by, so it’s easy to hop over for shopping, dining or a change of scenery.
Housing options and home prices
A lot of people think of Logan Square as a place to work, but there are residential pockets tucked between the high-rise offices. “It’s definitely more of a commercial area that has some residential parts,” says Ian Perler, a local Realtor who sells homes throughout Center City. “There are some single-family homes on Cherry and Arch Streets, and there’s a lot of new construction along the river.” That mix shows up in the housing options and price ranges you’ll find here, including:
Red-brick townhouses: low $400,000s to mid-$900,000s
Modern townhouses: $1.6 million to $2.3 million
Studio and one-bedroom condos: low $100,000s to mid-$400,000s
Two-plus bedroom condos: low $300,000s to high $600,000s
Penthouse condos: high $800,000s to over $1 million
Logan Square’s median sale price is in the low $400,000s, which is why people see it as a more affordable alternative to trendy Rittenhouse Square and Fitler Square. “It’s a good alternative for someone who wants to be close to Rittenhouse, but not pay as much,” says Christopher Fuhrman, a local Realtor and host of the Living in Center City YouTube channel.

Where you’ll eat, drink, shop and work in Logan Square
One of Logan Square’s biggest draws is how easy it is to get around on foot. From here, you can walk to work, grab lunch or meet friends for happy hour, though the lunchtime rush is usually the busiest part of the day. “It’s very quiet at night because a lot of the commercial people leave, but during the day, it’s very busy because you have all these high-end buildings and law firms in the area,” Perler says. That mix of office life and everyday convenience shows up in the kinds of places you’ll find nearby, including:
Coffee shops: Peddler Coffee, Vernick Coffee Bar, La Colombe
Restaurants: Vernick Fish, Sabrina’s Cafe, Thanal Indian Tavern
Bars: Cherry Street Tavern, Assembly Rooftop Lounge
Offices: Comcast Center Campus, One Commerce Square
You’re also still within easy walking distance of bigger retail hubs like Rittenhouse Row and The Shops at Liberty Place in Center City West.
Living near cultural attractions along the Parkway
Fairmount may be best known as Philly’s Art Museum Area, but Logan Square also puts you right next to the cultural attractions along the Benjamin Franklin Parkway. “Logan Square stands out for its open space and cultural access,” Fuhrman says. “You have the Parkway, major museums and the Schuylkill River Trail all within reach, which gives the neighborhood a more spacious and livable feel than most parts of Center City.” Even with major institutions nearby, including The Franklin Institute and the Philadelphia Museum of Art, the neighborhood itself doesn’t feel constantly crowded. The main thing to plan around is occasional Parkway closures for large events, like the Wawa Welcome America celebration, held every year from Juneteenth to July 4th.

Spending time outside in the city
Urban green spaces help keep this high-rise neighborhood grounded. Logan Square, also known as Logan Circle, is one of Philly’s five original squares and a popular spot to walk the dog or sit on a bench and watch the Swann Memorial Fountain. The traffic circle around the square separates it from Aviator Park and Sister Cities Park, which is known for its boat pond and kid-friendly garden. LOVE Park is another favorite for a quick break from the city or seasonal events. You can also walk over to the riverfront for scenic walks, runs or bike rides along the Schuylkill River Trail.
How to get around Logan Square without a car
Logan Square is one of Philly’s best neighborhoods for car-free living. Most people walk or bike, with bike lanes and Indego bike share stations throughout the neighborhood. Public transit is close by, including SEPTA buses, the T, L, and B and Regional Rail at Suburban Station. A walk or bike ride across the Schuylkill River gets you to University City for jobs at Penn, Drexel and nearby hospitals. From there, 30th Street Station connects you to Amtrak service along the Northeast Corridor.

Sometimes it feels like the turmoil of the North Philadelphia Temple Univ. area spills over to the Fairmount area. Firearms can be heard in the far distance. The police station is right around the corner but it seems I addresses only major crimes and does not bother with burglary or vandalism even if it is a repeat occurrence right under their noses.
