An eclectic blend of modern living and early midcentury charm
Just north of Downtown Phoenix in Midtown, the Alvarado Historic District is a hub for the arts and is home to some of the city’s most influential museums. “It’s on the edge of Midtown and Downtown, and it’s a beautiful marriage between the two,” says area resident James Judge, a designer and Realtor with HomeSmart International LLC. While the neighborhood offers modern conveniences and attractions, it’s also making an effort to preserve its relatively young collection of historic architecture. “Even though so much of our real estate is newer by comparison to many other historic places in the United States, the city of Phoenix has done an amazing job at focusing on historic preservation to ensure that we are able to maintain and preserve what we do have," Judge says. While the city has continued to develop and expand in recent years with new infrastructure including the addition of the light rail, the Alvarado Historic District has evolved without losing its historic character. “It’s really exciting to see what’s happening with the resurgence of Midtown with transit-oriented development while at the same time respecting and preserving and celebrating the historic districts that we have,” says area resident Dan Carroll, a Realtor with Realty One Group. “I am quite proud of the growth that we’ve seen and the attention that we have paid to maintaining these historic districts within the city that I think make us really unique and allow us to still have that small-town feel. It’s not hard to get to know your neighbors if you want to, and I think that’s part of the charm of living in Phoenix in general but living in and around Alvarado in particular.”

A small collection of Depression-era homes with midcentury modern co-ops
While the Alvarado Historic District has a collection of historic homes, that means something different in Phoenix than it does in many other markets. “It’s a different animal in Phoenix where you see homes that are about 100 years old being very much historic by our standards, as opposed to the East Coast where they are hundreds of years old, Carroll says, adding that the neighborhood has “about three dozen houses” dating back to the Great Depression Era. Carroll also notes the significance of co-ops in the neighborhood’s housing market. “On the edge of the historic district, there are midcentury modern co-ops, which is really a unique product in the Phoenix area,” Carroll says, adding that buyers can find co-ops starting at a quarter of a million. "If you’re looking at a condo as opposed to a co-op, you’re probably starting out in the mid $300,000s for a one-bedroom, and then you’ve got the palatial, Depression-Era estate properties for $2 million plus," he says. "Homeowners have the chance to apply for a 50% reduction in their property taxes if they live in a historic property, and the expectation is that you will pour the savings into preserving the home. There are also expectations when altering the exterior of the home. You can paint it, but you need to maintain the historic integrity. You can do what you want inside if it’s not visible to the naked eye from the street, but if you’re going to get the tax abatement, you’re expected to maintain the home in its historic status.”
