Life’s more than a beach in Point Pleasant

Life in Point Pleasant seems “dreamy” to many buyers, says Donald Hughes of Keller Williams Realty Spring Lake, who grew up in the town and recently moved back there. Point Pleasant’s relatively low home prices and property taxes, excellent school system, and access to the waterfront attract buyers from all over, but particularly northern New Jersey, he adds. “There are people who will brave the commute to the city just to come home to a town like Point Pleasant,” Hughes says. Families tend to put down roots, staying in their homes for 20 to 30 years, he added. There are also more year-round residents in Point Pleasant than nearby Point Pleasant Beach and Bay View; all three towns are part of the larger Point Pleasant Boro.

Riverfront Park and a boardwalk on the Atlantic Ocean

Point Pleasant itself is not on the ocean, but the Manasquan River runs through town on its way to the Atlantic. Families can jump on bikes to get to Riverfront Park, which offers a playground, a track, gazebos and grilling stations. It’s also where community events are held for occasions like the Fourth of July and Earth Day. “But wherever you are in Point Pleasant, you’re never more than two-and-a-half miles from the beach,” Hughes says. Sand and sea await in the neighboring town of Point Pleasant Beach, which has a classic boardwalk on the water, restaurants and Jenkinson’s Boardwalk & Aquarium, which gives visitors a chance to see some penguins and then play a round of mini golf.

Low inventory, high demand

There’s a variety of home styles in Point Pleasant — including ranches, colonials and Cape Cods with “decent-sized properties,” Hughes says. Because people tend to stay in Point Pleasant, inventory is low. A two- or three-bedroom house costs around $500,000, while a newly constructed 2,800-square-foot to 3,200-square-foot colonial is about $1.2 million to $1.4 million. Additional features, such as a pool, can push property prices “through the roof,” Hughes noted, who estimates prices could rise 3% to 6% in 2024.

Craft cocktails and American classics

The Cookie Lady’s Cafe, a cozy spot for American classics, and the bar and grill Shore House Tavern are popular eateries in Point Pleasant, although locals often cross over to Point Pleasant Beach for a night out. Spano’s Ristorante Italiano has a family-style menu and is always packed, while Point Lobster Bar & Grill offers seafood in a modern setting. Amendment 21 has craft beers and cocktails. Point Pleasant Beach’s boardwalk also has craft and antique stores, as well as coffee shops. The borough has multiple Stop & Shops, and District Refillery and Co. sells bulk grains, nuts and other staples.

Strong athletics in Point Pleasant Schools

Point Pleasant’s students can attend one of two elementary schools: Ocean Road Elementary School, which gets a B-plus rating from Niche, and Nellie F. Bennett Elementary School, rated an A minus. Students continue to A-minus rated Memorial Middle School — the No. 1 middle school in Ocean County by Niche — and then to Point Pleasant Borough High School, which gets a B plus. The school system is known for strong athletic programs, Hughes says.

NJ Transit station at Bay Head

Of course, residents can’t bike everywhere. There is a NJ Transit station in Bay Head, and the train gets commuters into Midtown Manhattan in about two hours and 10 minutes. Drivers are equidistant from New York and Philadelphia; both are within an hour and a half drive.
