Forest Highlands is close to both downtown Lake Oswego and exceptionally rated schools, though homes maintain a sense of peace and privacy. The mammoth Tryon Creek State Natural Area insulates backyards on the northeastern side of Forest Highlands, and the entire neighborhood is filled with spacious lots and unique, estate-style homes. “They’re all so different, and every single one features something different,” says Errol Bradley, a broker with Harnish Properties, who has been selling in Lake Oswego for 21 years. “But they are family destination homes where everybody comes to the house at the end of the day.”

The average price of a home in Forest Highlands is almost twice as high as the average across the Portland metro area, though each home is different from the next. “There’s no true track homes or neighborhoods,” Bradley says. “You could have five lots in a row with five different types of houses.” Towering evergreen trees and intentionally placed foliage obscure views of split- and single-level homes, as well as raised ranch-style houses. Those that come on third-of-an-acre lots cost between $650,000 and $850,000, while those with more acreage fetch between $1 million and $1.5 million. Ranging from $2.2 million to $3.8 million, more contemporary architecture from the 21st century often features floor-to-ceiling windows, with luxury amenities like attached guest suites, putting greens and saltwater pools. Townhouses with two to three bedrooms go for $460,000 to $500,000.

The second-best public high school in Oregon
The youngest students in Forest Highlands may attend Forest Hills Elementary School, which earns an A grade from Niche. From there, they may attend Lake Oswego Middle School, which earns an A-plus, and A-rated Lake Oswego High School, the second-best public high school in the state, according to Niche. Students here earned SAT scores that were more than 100 points higher than the national average in English, writing and reading, and almost 120 points higher in math, during the 2023-2024 school year. Students also have a unique variety of courses to choose from, like oceanography, Introduction to AI, videogame narratives and Constitutional law.

Red Fox Trailhead leads to Tryon Creek
Woodmont Natural Park is a roughly 7-acre clearing in the middle of the neighborhood, with a half-mile trail that leads to multiple overlooks of the green space. The park, which won two awards from the Oregon chapter of the American Society of Landscape Architects for its beauty and simplicity, has several attractions, like a walnut tree that's been cored and turned into a play feature, and “Nest,” a semi-circular sculpture made of twigs by local artist Hannes Wingate. The 665-acre Tryon Creek State Natural Area embraces the neighborhood on its northeastern side. In contrast to the rich architecture scene, the neighborhood’s dining scene is decidedly unfussy. Oswego Towne Square has a New Seasons Market, a Columbia factory store and Flying Pie Pizzeria, a Portland chain known for Old World pizza and draft beer. Country Club Road leads to downtown Lake Oswego
Boones Ferry Road, one of the main thoroughfares in Lake Oswego, runs through the neighborhood. It connects to major shopping centers in the south of Forest Highlands and merges into Oregon state Route 43 in the north, which eventually reaches downtown Portland. In the south of the neighborhood, Country Club Road passes the Oswego Lake Country Club before it hits the city’s downtown, becoming A Avenue. A TriMet bus line connects the neighborhood to downtown as well, while other buses travel to the communities of Tigard and Beaverton.
