Piedmont is a neighborhood that has a special place in Portland history — and a community whose present-day character is derived in large part by the array of well-kept historic homes still standing along its corridors. The neighborhood is 4 miles north of Portland’s city center, just south of the Columbia River.

Century-old Tudors and Cape Cods
Platted in 1889 by developers who were keen on making the area strictly residential, Piedmont was one of Portland’s first planned communities and is home to one of the city’s first neighborhood parks. “People are really drawn to the neighborhood by its diverse housing scene,” says Cynthia Fneish, a local realtor with Networth Realty of Portland. Some homes are still standing from the neighborhood’s early days, with some mid-20th-century and modern houses sprinkled throughout. “You won’t just see modern, craftsman-style builds,” Fneish says. “Each house is unique and has its own sense of character, largely due Piedmont’s historic roots.” Cape Cods, craftsman-style homes and Tudor revivals make up most of the architectural scene, and houses sit on small, 5,000-square-foot lots. Single-family residences generally list between $400,000 and $850,000, depending on their size and condition.

The original Portland rose
One of the undoubted highlights of Piedmont is Peninsula Park, a 16-acre space whose defining characteristic is an expansive rose garden, that opened in 1913. Stretching some 2 acres, the garden is where what became the official Portland rose was cultivated. That rose, which spread to other parts of the city, helped Portland earn its official nickname, the “City of Roses.” Along with the garden, the park is also home to a band stand, a playground and sports facilities for tennis, basketball and baseball. The north end of the park is home to the Peninsula Park Community Center, which features indoor gymnasiums and an outdoor pool. The 14-acre Farragut Park is on the neighborhood’s north side and hosts a paved walking loop, picnic tables and a baseball diamond.

Portland Public Schools
Piedmont families are served by Portland Public Schools, which earns a B overall rating from Niche and an A-minus rating for its college preparatory initiatives. Woodlawn Elementary School earns a B-minus grade and is within walking distance of those living on the northeast side of the neighborhood. The C-rated Ockley Green School serves sixth through eighth graders and has a student-to-teacher ratio of 14-1. After graduating middle school, students can head to Jefferson High, a B-minus school that partners with Portland Community College to provide students with dual-enrollment opportunities.

International cuisine in Piedmont
North Lombard Street and Northeast Martin Luther King Jr. Boulevard are popular areas for grabbing a bite to eat. Casa Zoraya provides its patrons with quality Peruvian fare in a warm setting, with regular live music. Park the Carts is essentially a food truck court, with over a dozen international cuisine options that has been providing locals with a variety of dishes since it opened in 2019. Most shoppers here pick up their groceries and other essentials at the nearby Safeway or Fred Meyer.
Commuting to downtown Portland
The Metro Area Express Light Rail runs just west of Piedmont along Pacific Highway West and takes commuters south to downtown. Residents are also conveniently located near Interstate 5, which they can take 10-minutes south to downtown. Locals are also just 6 miles from Portland International Airport.
When Piedmont was established in the late 1800s, its developers advertised the neighborhood as The Emerald. And, more than a century later, the enclave still shines brightly with its verdant parks and well-preserved historic homes.
