Sabin is a residential neighborhood at the heart of Portland’s famously artsy East Side, surrounded by some of the West Coast’s top entertainment and dining opportunities. A quiet community, Sabin offers residents easy access to all the best parts of the city. “Sabin is adjacent to Irvington and a handful of other good neighborhoods,” says Coldwell Banker Bain Broker Shannon Janssen, a longtime Portland resident. “It’s centrally located. A lot goes on in the Alberta arts district, which is pretty close by.” A well-tended community garden, orchard and park are also within reach for residents to enjoy.
Various home styles both old and new
Sabin’s streets are parsed into a grid of single-family homes close to one another. Modest lots and neat, predictable blocks characterize the community. Driveways are not always a given, but there is just enough room for residents to park on the street. Prospective buyers will find cross-gabled craftsman-style homes sitting at two or three stories tall. Bungalows are also a familiar style, with standard pillared entryways and walkways leading to the front door. Visitors might spot the occasional postmodern home woven into the streetscape. These tend to be newer builds, contrasting sharply with the longstanding bungalows. “People are primarily looking for the older, charming 1920s and 1930s builds,” explains Janssen. Most homes fall within the range of $550,000 to $800,000, although more lavish homes have outlying prices beyond $1 million.

High marks in Sabin
Students in Sabin can attend an elementary school of the same name, which Niche rates a B-plus. Sabin Elementary is also an International Baccalaureate World School. Beaumont Middle earns a B overall. When they reach Grant High, which Niche rates an A-minus, students can join the dance, choir and theatre clubs, to name a few.

There are several restaurants in Sabin’s backyard. Locals can start their morning at Pine State Biscuits. A quick drive to the community’s south end yields groceries from Trader Joe’s and Fred Meyer, both sitting snugly along Interstate 84.
Getting outdoors in Sabin
Sabin HydroPark, named for its two iconic water towers, features ample picnic space beneath shady trees. Locals can take their dogs for a short walk around the towers or kick back next to the playground while their kids enjoy the swings and slides. Those looking to hone their green thumb can grab a plot at the Sabin Community Garden, which sits adjacent to the playground. The garden is an ideal spot to practice growing produce in a lively, social environment.

Things to do in Downtown Portland
Residents of Sabin, living just minutes from Downtown Portland, have access to dozens of events. Portland Pride is a big deal, taking place in July. Every summer, members and friends of the LGBTQ+ community gather to socialize with food, drink and live music. The best events aren’t exclusive to the summer months by any means. In January, the Rose City Classic Dog Show showcases more than 170 dog breeds. Folks attending have the chance to meet some of the furry contestants and grab products for their own furry friends.
Navigating Sabin and nearby areas
The residential patchwork of streets that makes up Sabin is just five miles from Downtown Portland. When traffic is low, the drive takes about thirteen minutes. The TriMet bus system has multiple buses running from Sabin to downtown. Residents can choose their route based on the stops each makes along the way.
