Terrain

Expansive 9.17 acres on Ocotillo Way, made up of two parcels sitting across from each other, with a raw high-desert feel, natural slopes, and sandy soil. A soft canyon-style wash runs along the lower south side where rainwater collects and moves through, while the upper portion gently rises toward a prominent west-side hill that adds height, shape, and a natural break from flat terrain.

Vegetation is typical for Apple Valley. Youll see scattered creosote, Joshua trees, small brush tracing the runoffs, and clusters of plants settled in dips where storm water gathers. The land mixes smoother level patches, shallow drainage lines, sandy rises, and old tire paths that help show how the area can be accessed or driven through.

Not much trash on the property, but along its border at the west side entrance and along the south side in a water runoff from the top of the hill there was some minor trash. Everything else across both parcels looks clean and untouched.

Surroundings and Neighboring Area

Homes in the nearby neighborhood sit on larger desert parcels so everything feels spaced out. Neighbors have wells, small outbuildings, and solar setups. Many have fire hydrants along their road frontage which shows that fire infrastructure is present in the area.

To the north and west it stays mostly undeveloped with long stretches of desert and mountain views. To the east the property meets the train tracks. Power transmission lines also run near that side. Houses sit farther south and southwest with ranch layouts and desert homes built on raised pads.

There are no structures immediately on this land but neighbors are close enough to show that the area is usable and lived in while still being quiet.

Access Details

Direct dirt road access. Roads on the west side are somewhat rough, so a truck is recommended. The southwest section has a large dip with loose dirt and runoff cuts, making a 44 the safest option.

From the east side you can get close with a truck or high clearance vehicle, but there is no crossing point over the train tracks. The tracks separate the two parcels, so each parcel must be accessed using its own road network.
