There is approximately 24 acres of CRP on tract 3. This highly productive farm has been farmed by a multi-generational farming family for over 50 years. The current tenant is willing to keep farming should the Buyer desire.

Tract 1: This productive tract is predominantly Class II and III soils with 0-3% slopes spanning the entire property. The north half of the property is currently wheat stubble ready to be planted to corn. The south half of the property has been planted to winter wheat. There are zero waste acres on this tract. Base acres 131.39.

Tract 2: This productive tract is primarily Class II and III soils. The south half of the property is planted to winter wheat with the north half of the property being corn stalks. There are zero waste acres on this tract. Base acres 272.09 (combined with tract 3).

Tract 3: This diverse tract has approximately 75 acres of winter wheat planted and approximately 150 acres of corn stalks.
