First floor has over 1,150 sq. ft of custom finished space divided into several rooms with walls covered with Carter Rock from Maryland/Virginia area of US with a finish ledge constructed of slate walkway stone. Construction fully permitted and inspected by City of Charleston building inspectors and Berkeley County Assessors regarding codes and it is all included as part of the taxable sq. ft. Flooring is 24" x 24"Brazilian slate throughout with 2 part clear epoxy finish. Walls are all constructed of concrete block filled completely to 6 feet with cement. Bathroom is a full bath built completely of Durarockâ„¢ drywall that are sealed with spray-on two-part epoxy Rhinoâ„¢ Lining. Bathroom walls are finished with 12" granite tile. Shower has special fold down seat and toilet is ADA compliant. Bar/Eat-in Space can accommodate 4+, has a cooper cover valiance, has space and racks for wine or martini glasses, there is over-head lighting, rope lighting, bullet glass lights and LED tape light under the custom designed granite bar top. There is a 2 burner electric stove with exhaust fan, a beer or soft drink glass front refrigerator and a split Vino-Temp refrigerator for wine and soft drinks or mixers. The main theater or conference room or recreation room is set up with a gas fireplace, and a 60" Plasma screen TV, with rope light tucked behind the crown molding above, and the room is 16' x 14'. A speaker, theater system is set up to bring music to 6 different locations throughout the first floor. There is a 10' x 12' dedicated office as well as a 10' x 12.5' exercise room. Access to the main conference room and the entire finished first floor space is through an elegant oak finished door with etched glass. The entrance is from a "Mud" room, which also provides access to the wine cellar.

The wine cellar is custom built from historic Asheville NC old factory brick, has a curved inlayed brick ceiling and the entrance is through a "wine cask" custom constructed from 8 wine barrels and with a clear glass door that has "finger print" controlled access. The wine cellar door is made from Brazilian cherry with a 14-in thick door-jamb to enhance the sensation of walking into a wine cellar. The wine cellar has a 1,000 bottle capacity with 400 of those for white wines in a special Vino-Temp temperature controlled container – or a white-wine cellar within a cellar. Space has also been provided for cigar humidor.

Three separate HVAC systems, one for the livable 1st floor space (1.5 tons), one for the 2nd floor space (4 tons) and then a third for the top or 3rd floor (2.5 tons) with the air handler in the attic. Wine Cellar has its own HVAC system (1.5 tons) and is separately controlled with a temperature read-out in the mud-room. Two water heaters with the one on the 1st floor providing hot water via gas for the 1st and 2nd floor. The second water heater is located on the top or 3rd floor of the house and supplies hot water for the 3rd floor only.
