New subdivisions with single-family homes and condominiums are taking shape, attracting buyers who want a coastal lifestyle at a lower price point than what you’ll find in nearby neighborhoods. Wando’s top-rated schools are a draw for families and with a few parks, new shops and restaurants, there are plenty of things to do. Access to major highways makes it easier to reach destinations from downtown Charleston to Isle of Palms Beach.

Classic Lowcountry home styles inland and on the waterfront
Dense swaths of woods and marshland hug the growing number of subdivisions in Wando, which are a mix of traditional, gated and master-planned communities. Most single-family homes and condos were built between the early 2000s and today, but you can find some properties from the 1980s and 1990s. Architecture ranges widely, from ranch-style homes and farmhouses to Charleston Singles and Craftsman-style designs. Many feature the wrap-around porches and raised foundations typical of Lowcountry homes. Waterfront and marshfront properties along the Wando River and Beresford and Nowell creeks are sought-after and typically have floating docks. Some inland properties have access to community docks and boat slips.

Home prices in Wando range from entry-level to luxury
Homebuyers here tend to pay more than Charleston ’s median sale price, which hovers around $600,000. But many first-time buyers can still find something within their budget in Wando. Here’s how prices break down by home type:
Condos range from the upper $300,000s to the lower $500,000s.
Townhouses range from the upper $200,000s to more than $2 million.
Detached homes range from the lower $300,000s to around $8.5 million.
“In Daniel Island and Mount Pleasant, the price points have gotten pretty high, making them unaffordable for most people, so Wando has become the gap between those two,” says Kristen Kern-Whitehead, a Realtor with 32 South Properties. Daniel Island’s median sale price is around $1.4 million, and Mount Pleasant’s is about $930,000, while Wando’s is around $760,000.
Students can attend highly rated Berkeley County schools
Wando is within the Berkeley County School District. The neighborhood’s assigned schools include Philip Simmons Elementary School, which receives a B-plus rating from Niche and integrates STEAM into its curriculum. Philip Simmons High School earns an A-minus rating and offers Advanced Placement courses, Career and Technical Education pathways and an Air Force JROTC program.

Drive times from Wando to Charleston-area destinations
Clements Ferry Road runs right through the middle of Wando, connecting commuters to Interstate 526 and state Highway 41. Common destinations include:
Daniel Island, which is about 10 miles away (or 15 to 30 minutes)
Mount Pleasant, which is around 14 miles away (or 20 to 45 minutes)
Historic Downtown Charleston, which is roughly 18 miles away (or 30 to 60 minutes)
Joint Base Charleston, which is about 20 miles away (or 30 to 55 minutes)
Kern-Whitehead warns that you'll have to contend with traffic backups: “They’ve expanded the road to four lanes, but Clements Ferry Road is a mix of single-family homes and industrial and commercial properties. You have a decent amount of truck traffic on that road." Wando is not a walkable community and has limited access to TriCounty Link commuter bus routes, so you’ll want a car if you live here.
State Highway 41 connects Wando to Mount Pleasant.

Most shops and restaurants in Wando are on Clements Ferry Road. Publix anchors Point Hope Commons, where you can also sit down for Southern-style dishes and hand-crafted cocktails at Coastal Skillet or pick up a dozen bagels from Jeff’s Bagel Run. Kern-Whitehead says Community Crafthouse is a favorite for its neighborhood pub feel, Catrina's Tacos & Tequila is the spot for Mexican fare and Famulari's Pizzeria is a mainstay for pizza and wings. Evenings are busy at Indigo Reef Brewing Company, known for its craft beer, weekly trivia nights and other events. Over on the riverfront, locals can fuel themselves and their boats at Wando River Marina & Grill, and when you're in the mood for barbecue, there's Swig & Swine. "It's a very popular spot because it’s next to the baseball fields. People hang out between games or when their kids are at practice," Kern-Whitehead says.
