If you like Mad Men style mid-century homes (referring to the TV show), oooohhhhh you'd squeal for this home. Its SUPER-1963 and its amazing. One bathroom + the toilets in the other two bathrooms, windows, the appliances, the boiler, one light fixture and the A/C aren't original, but almost everything else was circa 1963. Even the countertops and the linoleum is original - and in fantastic condition. It's been very well maintained and loved from the beginning. All of this home is original square footage - meaning there have been no additions - and that adds value compared to one that one might describe as "the UFO-alien addition has landed" behind many similar-sized single-story homes. This one went under contract before it made it to the MLS because the seller was able to negotiate the purchase of a replacement property with a contingency to sell this one, BUT, we had a very short time to get this one listed, under contract and sold and to not loose the replacement. Due to the short fuse on the contingent property, the seller encouraged the listing broker to reach out to some prospective buyers who missed-out on a sorta-similar listing nearby as we were waiting for landscaping clean-up/house prep/photography to be completed here. Two offers were received before we were ready to list. The seller took the lower of the two. It appraised for more than the contract price.
