There are many important reminders why people should want this home. The annual weather is so close to perfection. This because weather-wise, it is fantastic. It is cool in the summer and seldom freezes in the winter. It is influenced by the constant temperature from off the Pacific Ocean. The homes deck comes to the edge of the Salmon River. Since it is private property, fishing there without permission is trespassing. The property line goes into the river. The owners and their family can legally fish there without a license, but a punch card is needed for salmon. There are steps to the river which leads to one of the best fishing holes on the river. There are chinook, silver, and steelhead runs each year plus trout and crawdads galore.
The Salmon River is only 25 miles long and never floods at our 58 feet above sea-level location. The highest level of the river while we have owned it was still 15 feet below flooding level. The property is protected from the river washing away the edges of the property by volcanic rock, the outward curve of the river flow, and other man made material on the river bank. A letter from FEMA indicates this home is above the flood zone.
The property is surrounded by marvelous scenery, including the Pacific Ocean only 6 miles away as the crow flies.
It has a community well 125 feet deep into an aquifer. It's good tasting water at only $200 per year.
