About This Home
What's Special: Beautiful and unique home with great views, great location, with many wonderful custom features. No monthly gas bills and very low electric bills . Everything needed to make for a wonderful home on an approximate 1⁄2 acre fee simple lot in the heart of Taos. This architecturally designed home is exceptionally well built, highly energy efficient and is in a perfect location in the heart of Taos. Its quiet location is at the back of a secluded neighborhood cul-de-sac within easy walking distance to Taos Plaza, numerous restaurants, museums, shopping and Kit Carson Park. The home features a magnificent view of Pueblo Peak from all the major rooms. The open floor plan and generous portals provide plenty of opportunities for comfortable living. Located near the historic district, the property is not encumbered by architectural restrictions or any homeowner association. The architect/owner designed the home to exceed LEED Platinum energy efficiency standards. With no connection to the gas line, the all electric house and separate workshop has an array of solar panels that generate enough electricity to balance out all electrical usage annually. With Kit Carson Electric's net metering policy, there is a minimum monthly charge of $ 28 which is basically the price for providing back up power. The air source heat pump provides hot water for both domestic use and for the zoned radiant floor heating. In summer the system can be switched to provide cold water to cool the home while still providing hot water for domestic use. The exterior walls and roof structure were built with Ray-Core insulated panels plus 2" of exterior rigid foam insulation for a total R value of 55. The roof has an R-value of over 66. The tinted concrete floors (R-10 value with underfloor insulation) are integrally colored, making the surface very durable. The very high quality Alpen windows and patio doors are quad glazed - (yes, you read that correctly, 4 layers of glazing) and have fiberglass frames to minimize heat loss. Windows and patio doors have honeycomb insulating blinds, some are motorized. Special care was taken to seal all seams and joints during construction to minimize air intrusion and associated heat loss. A heat recovery ventilator assures high air quality and is timed to operate 2 hours each day. Interior walls are finished with an earthen plaster product from NM based American Clay which gives the house a certain warm, organic feel. All interior wood doors were custom made on site. There is a propane fueled gas fireplace that is see through and can be enjoyed from the den or living room sides of the wall. This is the only nonelectric appliance, depending upon usage, it uses 1 or 2 four gallon tanks of propane per year. While primarily for aesthetic enjoyment it can serve as a heating source during an extended power outage. The open plan KITCHEN features a built-in Sub Zero refrigerator/freezer, induction cooktop, wall oven, dishwasher and oversized stainless steel sink, The large island invites guests to join in with meal preparation and has storage on both sides. The microwave and coffee station are inside cabinets and are hidden from view. Counter tops are copper and hardwood, and a pantry closet is just off to the side. The whole house air ventilation system with intake above the range can be used to remove cooking odors if needed. THE GREAT ROOM with high ceilings has portals on both north and south sides, clerestory windows and Aspen tongue and groove high walls and ceiling for woodsy warmth above the earthen plastered walls. The stereo system will stay with 9 built-in speakers, including 2 subwoofers. The large recessed TV will also remain. Outdoor living is premium with large porches on both north and south sides of the home which are perfect for entertaining and enjoying the unobstructed view of Pueblo Peak. In addition to the oversized 2 car garage, there is a 720 sf heated shop with a small attached greenhouse.

About the Listing Agent

My first trip to the mountain west was in 1979 on a spring break ski trip during college. I was awestruck by New Mexico’s rugged beauty, rolling open vistas, rural villages, arts and theater communities, gentle climate, public lands, accepting culture and the great skiing. I was determined to move west from Wisconsin after college, and did just that. I have now spent most of my adult years as a resident of the Taos area. I still marvel every day at how lucky I am to live in this special
