Location: Just 43 miles from downtown Houston, this property is a handy retreat from the hustle and bustle of the metro area. Liberty Municipal airport is about 20 minutes away and several other municipal or executive airports are within an hour.

Acreage: Striplin Marsh is approximately 371 acres.

Rainfall/Elevation: The average annual rainfall in Liberty County is in excess of 51 inches. The elevation in this area ranges between 45 and 55 feet above sea level.

Cover: Strolling through the woods or out in the open grass fields, you still feel very alone. The bird varieties change throughout the year, but all are highly attracted to the marsh. Pay attention, you might see an eagle.

Out of the 90 acres of mixed hardwoods and open grassland, two of these open areas are highly productive. Grass production off the two 20-acre fields exceeds several hundred bales annually.

A stroll through the property will be filled with beauty and a some nice scents too. Wild mint will get the senses going as you take in the variety of trees and plants that include Black Walnut, White Oak, Hickory, Sycamore, Button Willow, Sweet Gum, Dogwood, Mimosas, Magnolia, Eastern Redbud, Longleaf Pine, and some Hackberry and China Berry.

Need more? Fig trees, Scuppernong grapes, Black Mustang grapes, Blackberry, and Muscadine grapes all provide opportunities to harvest the abundance from the property; make your favorite jam and share it with friends.

Fences: Fences are proven for livestock. In the past 50 to 80 units have grazed the grassy areas; up to 100 units could be stocked with a supplemental feeding program. Residence and Improvements: At 3,200 square feet, this is where rustic meets modern. In 2010, the owner cut and milled cypress (on site) from the property to construct the first 1,600 square feet. This section of the home has 14 vaulted ceilings with an open concept, bringing the kitchen and dining areas and the living space into one. The large porch overlooks Striplin Marsh and is spacious enough for those large lounging rockers. The custom-built door takes you into the original cabin where you can find yourself a warm spot next to the antique 1908 stove on the hickory floor.

In 2011 the owner added a modern twist by adding an extra two bedrooms and two bathrooms. A 1,600 square foot addition, the primary bedroom and bathroom take up the largest share of that added space.

The primary bedroom measures 20x24 and includes an ensuite bathroom, measuring 20x14, that features dual sinks, garden tub, separate double shower, bidet, separate vanities, and more. The bedroom itself is large enough for a sitting area and has two walk-in closets that are massive.

Bedroom #2 measures 14.5x14 and features built-in cabinets. Bedroom #3 measures 12x15 and bedroom #4 measures 14.5x16.

The kitchen is in the original part of the home and measures 18x13. The kitchen includes a built-in range with commercial grade vent, dishwasher, electric oven and gas cooktop, two refrigerators and water softener.

Next to the kitchen is the dining and it measures 21.5x13. The great room finishes off the original part of the home and measures 12.5x21. A private office can be found off the area with the kitchen and great room.

The home also includes built-in features, cathedral ceilings, eat-in kitchen, flat screen wiring, kitchen island, and natural woodwork. Cable TV and high-speed internet are available. The laundry room is good sized and holds a full-size washer and dryer. The roof is metal. The flooring is mostly hardwood with some areas of marble.

The water to the home is furnished by a 420 water well. The home also has an anaerobic septic system.

Other improvements include a 3,200 square feet metal building shop that is insulated and lighted and three hay barns.
