Manager maintains the shared lawn, tenant picks up yard trash and shovels the snow.

Bankruptcies or evictions within the last 2 years, or lack of 2 years of steady job and rental history will require last months rent up front as well.
Outstanding collections may increase rent by up to $200/month. (10% of outstanding collection balance up to $200 total)
Major credit card required. Lack of a major credit card adds $25/month to the rent.
