The famous Gold Dust Ranch just east of Santa Paula with 27 ac is a working ranch. Approx 8 acres of Hass avocados in 3 blocks and 18 acres of lemons in 3 blocks. The domestic and ag wells are on the subject property but shared 50/50 with adjoining neighbor. The manufactured home is estimated to be 2000 sf with four bedrooms and three baths. One bedroom is used as an office. The area around the house is like a park with lots of shade and privacy. The fruit has been picked by the owner as a cash crop. He operates a pruning company and has access to crews who pick the fruit and sell it at farmer's markets.There are two propane tanks. One is for the second dwelling unit damaged during the heavy rains in January of 2023. It is not now habitable and owner did not have flood insurance. Some avocado trees were damaged. There are three wind machines; two are powered by propane and one electric. The 4900 gallon water tank was new in July of 2023. There are various fruit trees around the property, including the famous pole barn that was the center for entertainment for many years.
