This is a testament to how much the neighbors truly love this little stretch of townhouses located right before Little Oak Island on the way to Folly Beach. The owners of these properties just flat out do not want to leave them. There are several reasons for this. First, there is no regime fee. This means you can save the $300 to $500 a month you might spend on a neighboring property, to take an extra vacation each year or buy a boat (I will discuss the private dock in a moment). Secondly, there are only 4 steps to get into this unit compared to other properties with 15-17 steps just to enter. Next, this townhouse is immaculate! As you enter, you will find new wood flooring in the foyer. To the right is a...a sunny bedroom with two full closets that connect to a full bath that is also accessible by the main hallway. To the left as you enter is the first master bedroom with walk-in closet and ensuite bath. As you continue into the unit, the expansive view of the low country rivers and marshes draw you in like a magnet. Before you go outside, take a moment and enjoy the sun-filled living room dining room combination complete with fireplace, skylight and vaulted ceiling. The kitchen is fully functional (with solid surface counters, stainless appliances, plenty of cabinets, pantry storage and food prep space. Upstairs is an open air third bedroom (or the second master). It is very large and with it's own sitting area, bathroom and large walk in closet, there is plenty of room to let the family stretch out. Note: The neighbors modified this same loft/bedroom by adding French doors allowing for light, privacy and the ability to be flexible if they choose. A great idea to consider moving forward. Back downstairs the sunroom hosts great storage and a laundry room. Glass doors make the view to the low country open and inviting. There is a large deck that expands the width of the property and is a great place to enjoy the salt air and views. The roll out awning is also a nice feature for those looking for a little shade. The last unique point about this property is the PRIVATE DOCK. Most of these properties have shared docks. Not the case here! So there you have it... several really good reasons to not buy a waterfront property anywhere else until you see this one... Here is another... There are no covenants and restrictions... Truly a fantastic waterfront property with no regime fee, easy access to the beach, downtown Charleston and a view not easily matched anywhere in the low country. . . and with it being less than 500k, this is A GREAT WATERFRONT BUY!
