(2) There are speakers and/or wiring on the patio, in the kitchen, in the garage, and the master bedroom. All the wires run to a box behind the wet bar downstairs. This could be connected to a modern system that can stream music from a phone or online.
(3) There are hook ups for a 2nd washer/dryer in the garage. The only thing missing is the dryer vent. The owner used to run a flexible duct out the doggie door on the garage door, but the work could be completed by the new buyer. The 220v outlet could also be used for alternative things that the Buyer might have in mind.
(4) The TV in the kitchen is on an articulated arm, so you can pull it out from the wall and point it toward the sink or whatever. I have temporarily attached an antenna to the TV (it is outside under the bump out for the master bath). So the TV works, you can put on broadcast TV to show it off. I also added a special outlet next to the TV that has ports to charge phones.
(5) There is extra flooring and some extra vertical blind slats in the garage. There is extra paint in a cabinet in the garage.
