This apartment is in a professionally managed student living community near the University of Montana. Smoking is strictly prohibited inside the unit, in common areas, and on the property. Parties, events, and disruptive behavior are not permitted. Pets are not allowed. Quiet hours are from 10 PM to 7 AM. A warning will be issued for noise complaints; a second complaint may result in removal from the property without refund. Our check-in time is 4:00 pm and our check-out time is 11:00 am. Early check-in and late check-out requests are subject to availability and may incur extra fees. This unit includes a Minut smart home device to monitor noise levels, smoking, and occupancy for safety and neighborhood compliance. Routine maintenance or inspections may take place during your stay. In the event that building management, maintenance staff, or emergency personnel need to access the unit, we’ll do our best to provide advance notice. Guests are required to allow entry if needed. Lost keys, damaged lock devices, or lockouts may result in a replacement or service fee depending on the timing and circumstances. Wi-Fi is provided as a courtesy. While we aim to provide reliable service, connectivity is not guaranteed and may be impacted by provider outages or high usage. Guests are expected to maintain reasonable cleanliness during their stay. Excessive messes or damage may result in additional cleaning fees. Construction or city maintenance near the property may occur. While we try to notify guests in advance, we cannot control or refund for external noise from neighboring activity. The host reserves the right to cancel any reservation without refund if there is evidence of house rule violations, fraudulent activity, or behavior that threatens the safety, property, or quiet enjoyment of other residents.
