The one car garage is attached with a utility and storage closet. A great feature is the covered front patio for relaxing and socializing. These units are designated as condominiums with general common elements and an HOA which handles those for a monthly fee. The HOA covers just about everything: water, sewer, trash, basic TV cable, exterior building maintenance, exterior building and common area insurance, road maintenance, snow removal for roads the common area, driveways and even the patios, nice landscaping and grounds maintenance. Basically the Owner only pays for natural gas and electricity and for whatever additional level of cable/internet they choose over the basic fee. The monthly fee is $321, $255 for general expenses and an additional $66 towards reserves. The property is well looked after and roofs were replaced in 2019. Note that this is a 55+ age restricted community. Leasing is allowed and lessee must adhere to the 55+ occupancy rule. No short-term rentals allowed. Pets are allowed with restrictions. Check covenants. Brookstone is conveniently located close to town but with a feeling of space and easy access to the Durango Transit System and other amenities. A great place to live!
