Remarks: A rare opportunity to own a unique Montana property. Just shy of three acres on the Blackfoot (A River Tuns Through It) River. The largest leg of the property is the waterfront. Only 15 miles to Missoula and the university of Montana campus. Twenty miles to the Missoula airport. Custom built in 1988, the house has had only one owner. It was built using the specifications of the ''Super Good Cents'' program requirements and was a featured home for the program. It is built extremely tight and well-insulated making it warm and cozy on even the coldest Montana winter nights and cool during the hottest summer days. An air-to-air heat exchanger provides fresh air throughout the house to compensate for the tightness of the seals. Extensive remodeling was completed in 2011 including a beautifu new kitchen with cherry cabinets featuring doors and drawers with soft closures and all pullouts feature full, heavy duty extensions making all space usable. Full slab granite countertops, porcelain backsplash with hand made Italian glass accent tiles, a wine refrigerator, Wolf dual fuel range with a propane cooktop and electric standard and convection oven, a beverage station and built-in buffet were also added. Solid wideplank Brazilain cherry flooring (100 year warranty) was added to the living room and new carpet to much of the rest of the house. The moss rock fireplace, featuring a sandstone hearth complete with fossilized ferns, was converted to a remote controlled propane fireplace. A propane tap for the grill was also added to the deck. All appliances including the drawer-side microwave are stainless steel. A delta touch on/off kitchen faucet is also a favorite feature. The house was re-roofed in 2009. All of the old shingles were removed and the entire substructure was inspected as part of the project. New gutters were installed and in 2012 ''Gutter guards'' were installed making the entire gutter system maintenance free. Also that year a Hunter sprinkler system was installed that covers all of the lawns including back orchard and has drip irrigation in all of the beds. The orchard also houses an octagonal cedar gazebo built by the Amish community in St. Ignatius. There is a large wraparound deck with a Bull Frog hot tub. Two sheds are roomy enough for your fishing raft and other toys and a small greenhouse off the back of the garage will allow you to get a jump-start on summer planting for flowers and veggies. Fishing access is only steps from your deck. Among the many critters that they regularly see on Rainbow Bend are big horn sheep, deer, elk, bald and golden eagles, osprey, blue heron, river otters, bobcats, humming birds, songbirds and yes even the occasional black bear.
