Video surveillance may be used in public areas. Gatherings of more than 8 people including both overnight guests and visitors are not allowed and may be subject to eviction. Extra guests and visitors are not permitted without management consent. The number of overnight guests cannot exceed the maximum occupancy. No smoking in the house or on the balcony. Any violation of the smoking policy will incur a $250 fine plus the cleaning costs necessary to remove smoke odors. Quiet hours are observed from 9 pm to 8 am. Violators will be charged a $200 fine. House parties and illegal substances are strictly prohibited and grounds for immediate eviction. Violators will be charged a $500 fine. Pets are limited to cats, caged birds, and non-aggressive breeds of dogs. Maximum 2 pets per property. For one pet, guests should pay a $125 pet cleaning fee plus tax. For 2 pets, a total of $195 plus tax. Any violation of the pet policy will incur up to a $500 fine, plus the cost to recover or clean the property. Pets must be kept on a leash under the guest’s supervision while outside the premises and must only be walked in designated pet areas. A “Pet Shovel” or the equivalent must be used at all times to remove pet waste from the property.
