This is unique as one of the first super insulated highly efficient homes built in Minnesota with un breached vapor and wind barriers; one of the first to use Tyvek home wrap, add insulation to the foundation and floor and incorporate an air exchanger. Stand in front of the picture window overlooking the Minnesota river valley and feel the passive solar warming you in the winter and with the consistent earth temperature cooling in the summer. Beautiful sunsets viewed from the living room area during fall and winter and view an occasional deer, squirrels and birds in the wooded area. Built by the owner after attending a professional constructional training on super insulation in housing during a time of ever increasing oil prices. This home was featured in the progress addition of the New Ulm Journal in 1985 upon completion. Supporting beams are hand hewed oak and cedar with cedar planks used on loft; this was repurposed from a barn tear down that was originally built in 1902 and tastefully incorporated into the home. Major utilities have been upgraded; well has been refreshed with new casing, pump and stainless screens seven years ago, new compliant septic system, new pressure tanks plus new upgrades including water heater, water softener, heat exchanger refresh and supporting vent hoses. Home is heated with a 1,500 watt cove radiant heater in the lofted living area. Lights and kitchen appliances contribute as well because the heat loss is at an absolute minimum with the efficient heat exchanger providing fresh air. South facing rafters were custom built to allow the lower winter sun to flood the interior and cut off the sun from overheating when the sun lifts high in the summer. An earth surcharge on three of the lower level walls help to maintain a consistent temperature to support easier heating and cooling comfort. This owner built home was extremely detailed in planning and construction; this high level standard of performance helps to eliminate air exchange inside the home, therefore easier to maintain a comfortable temperature. No holes or breaches in the vapor barrier for electrical or plumbing and all seams were joined at the corners with acoustical sealant stapled through industrial grade fiberglass tape. Garage is a Menards 26’x 45’ pole barn with concrete floor, 60 amp electrical, water hydrant with floor drain.
