This property is about 75% through with a total renovation, but it is not complete. Due to the incomplete status of this property, this must be a cash sale or possibly a well-qualified buyer with a renovation loan. It is not traditionally financeable in its current state other than possibly with a renovation loan. Sellers have chosen to pursue other endeavors, hoping to find a vintage home lover to complete this home to their tastes. About 2/3 of the windows have been replaced, other original windows are left in place for restoration or replacement at buyer's discretion. Granite countertops and brand new appliances in the kitchen. Clawfoot tub in the downstairs bathroom, upstairs bathroom has a new vanity and sinks with a shower room ready for finishing out. Listing square footage of 2292 is based on contractor drawings to include the previously enclosed porches as official living space. To get this space recorded, a new contractor would need to pull the job permit with drawings based on the total footprint being conditioned, which it is physically. There is evidence of drywood termite activity. Any damage found during renovations has been repaired. Sellers have a fumigation tentatively scheduled for 6 weeks out, waiting on bid and finalizing schedule. If sold before fumigation, credit for fumigation at closing will be given unless negotiated otherwise. Previous WDO report is available showing evidence and minor damage, nothing major found at the time aside from the activity. Fumigation guarantees no live termites for 1yr, and a treatment bond can be renewed each year for a very affordable rate to reinspect annually and re-fumigate if activity is ever found again.
