This is a cute and charming small home in convenient Hamilton Acres subdivision. Less than a mile to the mall and surrounding shopping, groceries and entertainment, this location offers a level of convenience that it hard to match. The home itself is a 2 bedroom, 1 bath layout with a living room that is connected to the kitchen area. The living room, kitchen and hall all have new wood grained laminate flooring. The bedrooms have carpet that needs replaced. The roof is around 10 years old, and the structure is sound. There is working central heat and air, and washer and dryer hook ups. There are a few small cosmetic issues to fix up (see pictures) but by and large, this would be a great investment or great for a first time home buyer. The Hamilton Acres subdivision has several homes rented and sources tell me that rent is averaging around $500-$600 per month. At this price, regular rent payments would pay for the house in around 5 years. Also, there is a good chance that the entire neighborhood will be bought out in the future to make way for the expanding commercial areas that surround the area.
