I call it an investor's special because there are some issues that require either a cash or at least conventional loan purchase, so no government backed loans will work. Some examples of work required, new HVAC system, broken window replaced in upstairs bedroom, LVP installed, walls and ceilings repaired after plumbing repair, among others.
