Replacement windows, blown in insulation, newer siding, partial wrap porch. Fantastic view. SUPER location. Good schools. Great neighbors. Open space Fenced and cross fenced. Really big arena. Fantastic view. Loads of flowers and plants. Fenced for most animals, children too. The bad; one bath, (if that's a big deal to you, wasn't to us and our 5 kids back in the day). Laundry on back porch. Upgraded kitchen but not the cabinets. No dishwasher. No closets in bedrooms except for one. More land more maintenance, but you already know that.
