Lone Oak Meadows is a pet friendly community, but pet restrictions do apply.

-25 lb weight limit for all animals (when animal is full grown)
-Can not have more than 2 pets per household
-$450 non-refundable pet fee -$25/month pet rent due each month
Utilities:
Water, sewer, and trash removal is paid by the property.

Income Restrictions:
Income restrictions apply to be eligible to rent at our property. We are NOT an income-based community, but we do accept various forms of outside assistance (i.e. Section 8). Income minimums are as follows:
1 Bedroom $2,197/month (Gross income)
2 Bedroom $2,640/month (Gross income)
3 Bedroom $3,045/month (Gross income)
*Income minimums do not apply if applicant has housing assistance*
Section 8 Applicants are required to provide a voucher for the cost of rent + utility allowance or higher to apply.
Income maximums are based on the number of people that would be on the lease (including minor children) and are calculated based on GROSS earnings.

Income maximums are as follows:
1 Person household: $40,500.00
2 Person household: $46,320.00
3 Person household: $52,080.00
4 Person household: $57,840.00
5 Person household: $62,520.00
6 Person household: $67,140.00

Student Restrictions:
All members of the household cannot be full time students unless one of the following applies:
-Married, filing a joint tax return
-Single parent with a dependent child (tax documentation required)
-Title IV SS Recipient (KTAP/TANF)
