Waterfront living in Arverne attracts city commuters and locals
The Arverne neighborhood in Queens is a small section of the Rockaway peninsula between the Atlantic Ocean and Jamaica Bay near the popular Rockaway Beach. Once a seasonal beach town full of small bungalows, the area has seen waves of renewal and growth, developing luxury rental buildings and attracting year-round residents. “When it comes to the waterfront, people are interested in the beach. The area has always been an attraction because of its close proximity to the city,” says Abraham Kanfer, a Brooklyn native and Associate Real Estate Broker with Daniel Gale Sotheby's International Realty, who’s been working in the area for the past five years. With the redevelopment of the boardwalk and the retail transit plaza on Rockaway Beach Boulevard, the area has experienced a revitalization. “The whole beachfront area has been built up with public spaces like parks and pickleball courts, and it’s just a beautiful boardwalk that could rival any Long Island beach town,” Kanfer says.

Small beach bungalows and larger homes with water views
While some larger rental buildings are rising, most of the neighborhood’s availability is found in small bungalows and multifamily houses closer to the beach. Some bungalows are being purchased and replaced with spacious contemporary homes. A three-bedroom bungalow costs between $499,000 and $615,000. Closer to Beach Front Road, a four or five-bedroom contemporary-style home runs between $1.15 million and $1.58 million. Homes with balconies, terraces and oversized windows are common, to maximize water views, and many homes have small yards and private driveways. Condos can be found in neighboring Rockaway Beach. Additionally, there are some NYCHA residences near Beach 54th Street and the Edgemere neighborhood.

Miles of beachside boardwalk
The Rockaway Beach Boardwalk stretches for five and a half miles, offering views of the Atlantic Ocean. Near the boardwalk, the Beach 59th Street Playground and Rockaway Beach Playground offer playscapes and climbing structures. Bicyclists cruise along the large wooden boardwalk, alongside runners and walkers. Near Beach 102nd Street, locals utilize pickleball and handball courts. In the northern section of the neighborhood, edging into Jamaica Bay, the Dubos Point Wildlife Sanctuary is a large saltwater marsh that attracts snowy egrets, herons and hawks, as well as birdwatchers. Directly to the west, the Brant Point Wildlife Sanctuary is a large protected wetland area that functions as a preserve.

A few neighborhood staples, including Goody’s
Restaurant options can be limited in Arverne, though locals flock to Goody's, a West Indian counter-service eatery that’s been a fixture in the community since 1989. Their jerk chicken and barbeque ribs draw regulars, as does Rockaway Tiki Bar, which prepares tropical drinks near the Beach 67 St subway stop. In the retail transit plaza, near Rockaway Beach Boulevard, there are a few dining options, including Boardwalk Pizzeria and Batesy’s BBQ and Bar, which offer outdoor seating. Groceries can be found at the Stop & Shop on Rockaway Beach Boulevard.

Events happen throughout the year at the nearby Rockaway Beach and Boardwalk. The area hosts many 5Ks, triathlons and marathons, including the Rockaway Beach Firecracker Half Marathon in July and the Rockaway Beach End of Summer Marathon in August.

The A train, plus buses
The A train has two stops along Rockaway Beach Boulevard, and transport to Lower Manhattan runs about an hour. Bus lines also run along Rockaway Beach Boulevard and Beach Channel Drive. JFK International Airport is less than 10 miles away.
Flood risks are a concern
Flooding from Jamaica Bay can impact nearby streets and construction projects have been in the works to absorb stormwater and reduce flooding. Throughout the area flood risks are high. The nearby Edgemere neighborhood experiences higher incidents of crime and robberies, which can also be a concern.

I have lived in Arverne practically my entire life. The people are sweet, genuine, and caring. Everyone knows everyone. Something that we could possibly improve is the business industry. We need to increase the amount of big companies doing business in the city, in order to better improve the lives of its inhabitants.

I enjoy living near and walking on the welcoming pedestrian walkway across the beach coast. The beaches are an attractive summer resort, and the community is becoming increasingly gentrified.

I first moved to Arverne when i was about 9. The first night of living here i heard a man screaming for help, very big water bugs and roaches, and a disgusting looking lobby with pee in the elevator. Since then the community did improve and it not as bad as it was. It still needs a little bit of work but i can say it way better to live here now.
