Rosedale sits on the border of Queens and Long Island, representing both districts in different ways. The residential streets lined with two-story brick and vinyl-sided houses are straight out of suburban Long Island, as is the Rosedale Long Island Rail Road station and lack of subway access. Yet proximity to JFK International Airport, an express bus into Manhattan and a range of Caribbean restaurants, along with the headquarters of the Caribbean American Society of New York, give Rosedale a city-like character. “You’re right on the Queens and Nassau border, but you can jump on the LIRR and be at Penn Station in 15 minutes,” says Arthur Briscoe, who has been living and selling homes in Rosedale since 1992. “It’s kind of a transition neighborhood for a lot of folks moving from Brooklyn.” New Yorkers looking for a single-family home under $1 million may find the ideal scenario in Rosedale.

Single- and multifamily homes under $1 million
Single-family homes and duplexes make up most of Rosedale’s housing stock, and they nearly all include a driveway and garage. These houses employ simple construction styles such as ranch, Cape Cod and colonial, and are priced from $500,000 to $800,000. Larger multifamily homes with six to eight bedrooms, as well as a small number of estate-style properties, can go up to $1.5 million. There are also several sets of brick rowhouses priced around $675,000. According to Briscoe, lower property taxes also make Rosedale more attractive than nearby Long Island. “The average taxes here are around $5,000 annually for a single-family house and around $8,000 to $9,000 for a multifamily. But if you go into Nassau County, the property tax starts at $9,500 and up.”

On the LIRR, near NYC’s largest airport
In the middle of the neighborhood, the Rosedale Long Island Rail Road station has trains on the Far Rockaway Branch and Long Beach Branch. The Belt Parkway, on the western side of Rosedale, provides access to northern Queens, Brooklyn and JFK International Airport, which is only 3.5 miles away. The X63 express bus also takes commuters into Midtown Manhattan.
Rosedale residents can hop on the Long Island Railroad to get to Manhattan in mere minutes.

On the neighborhood’s west side, Brookville Park gives Rosedale residents access to tree-shaded barbecue areas, playgrounds, athletic fields and a cycling loop. On the southern border, Hook Creek Park is a waterfront nature preserve that residents can explore via canoes or kayaks through the Idlewild Launch.

For a quick bite, there are several fast-casual restaurants near the LIRR station. Locally owned spots like De Islands and Jamaican Flavors serve authentic jerk chicken, curry goat and more Caribbean dishes, while Social Corner and The Cove are lively date-night destinations. The Associated Supermarket makes grocery shopping easy, and south on Brookville Boulevard, the Five Towns Shopping Center has convenient big box stores. Considering its residential focus, Rosedale’s neighborhood festivals are quiet by New York City standards. The Memorial Day parade begins on the south side and marches up 243rd Street to the Veterans Square. Infrastructure improvements against flooding
Although Rosedale isn’t directly on the ocean, it has a history of experiencing flooding during significant storms, and in 2021, New York City finished a $17.3-million upgrade to the neighborhood’s storm sewers and catch basins. In 2023, some residents still experienced flooding in their basements, and according to First Street, a nonprofit organization that gathers climate data, over 60% of Rosedale properties are at risk of flooding.
