Janice as my RE...what can be said that is not already written about her skills. There is a good reason she has a lot of stars next to her name. She is the best. I am analytical and picky. I had very specific requirements that limited her to finding me something in one of two condo complexes. She delivered...by finding a perfect 2 bedroom condo that hit all my bells. I actually only needed one bedroom, but took the extra space...over 1400 sq feet. It was move in ready. I didn't have to compromise on anything and she found me a perfect under budget condo on the day it hit the market . Like a said...Janice you are the best.

Janice has absolutely exceeded my wife and my expectations! Janice is the best agent my wife and I have ever come across. She helped us buy a home in 2010 and was so helpful and professional that we used her again to sell our house in 2014. During our house sale we encountered an unusually long closing time due to several circumstances with the buyers lender. Janice stuck with us through the entire process! She gave us advise on how to deal with the situation, she was constantly keeping track of any updates and relaying them back to me immediately. We were assisting my daughter in her search and Janice was invaluable as although my daughter lives in Atlanta we live 2 hours away in another state. She profiled houses, took our daughter out, and insured we had access when we came from out of town. She helped negotiaite a wonderful deal, set up a closing attorney with reasonable fees , had access to a lender who was very helpful, assisted with getting a quality inspection, and wrote the contract in such a way to ensure that our back side was covered. I never fully understood what people meant when they said that buying a house is one of the most rewarding yet stressful times in your life until my husband and I purchased our first home in August. As a first time homebuyer, we were beyond lost, we had no clue in what we were doing, we just knew we wanted THAT house, on that lot, in that neighborhood. After endless hours glued to the computer screen doing research, I knew we needed an agent. We needed someone in our corner, giving us advice, advocating for what we needed and wanted;but just as importantly, someone who would be HONEST with us and tell us what to expect with this roller coaster of a process and Janice was exactly that and MUCH MORE. Janice and I formed a bond right away because I, as a buyer, was honest with her too. She knew what our expectations were but also how much we were willing to waiver to get us into our home. She calmed me during my most frantic of moments when things were not always going according to plan with the builder, but she also redirected my focus and made sense of situations that I otherwise thought were the a little mind boggling. She knows the process of short-sales and foreclosures very well, and will be realistic and forthcoming while still letting you make up your own mind. She is great about making herself available, by text, phone, or e-mail, and always willing to jump in the car and show a house. Great to ease the mind of a skiddish first time buyer. Even when she and her husband went to Germany for Christmas, she was by my side...never letting the time change or even holiday get in the way of communicating! She is young with lotos of energy, friendly and personable, so over the last few months with all the texts and calls, she has become more than an agent, but a friend and sometimes a therapist when I have a mental breakdown over the stress of buying! On top of all the money you'll save because of the deal she'll get you, she gives you part of her commission back, based on how many homes she showed you...which is awesome because you can use it at closing or have the cash! She typically sells around Cobb Co., but was ready and willing to go out of her comfort zone and learn a new area when I wanted to buy in Decatur. My daughter had used Janice to help her find a home and had had a wonderful experience, so when we needed to sell my mother's home we knew we wanted to work with her again. She was so helpful in making suggestions on the things we needed to do to the home prior to putting it on the market. We found Janice through the Zillow website and decided to go with her based on others' recommendations. What a great decision! We ran into a situation where the selling broker seemed to continually put up roadblocks, but Janice always found a way to move forward. We don't think our deal would have happened without her and she was an absolute pleasure to work with at all steps of a sometimes very frustrating process. Janice has excellent contacts, from inspectors to closing attorneys, lenders, and even a wide range of tradespeople. To top it off Janice has shown integrity: against her own interests, she supported us in terminating a contract and then helped us re-enter that contract after a crucial inspection item was fixed. Janice provided great support through the entire short-sale process. In detail: She responded to my initial inquiry with a listing of the property and guided me through the process of putting in an offer on the property. Janice worked with the listing agent to get the paperwork between the primary & secondary mortgage companies, HUD and the Home Owners Association in order. Due to the lengthy approval process prescribed by the mortgage companies and time-limitations imposed on approvals by the mortgage companies, the entire process took 6 months to obtain valid approvals from all parties. Over this 6 month period, Janice requested weekly updates from the listing agent and kept me in the loop on the progress. All requests from me were answered in a timely manner, regardless of whether I contacted Janice via email, phone or SMS text messaging. I am recommending Janice to my family and friends and would enlist her services again in the future.

Negotiation skills: Janice is really fantastic! She was incredibly knowledgable, helped us with every step of the process, and was always available to answer questions and make us feel comfortable and confident in our decision making process.
