Last year my wife and I started the search for a bigger home for our family, we needed something that fit our budget and also move in ready with minor problems to be fix. With this market that was kind of very challenging but the great help of our realtor Tracy Botten the process was not so challenging, she was very patient with us and enthusiastic, this is the first realtor that I had that wasn’t so pushy to make a sell, she was great, respectful and on time for the most part to the appointments, unless something came up she would notify us right away.

I had the difficult situation of trying to purchase a house from across the country, contingent on the sale of my PNW home. A local friend connected me with Lisa Wolf, who immediately set me up with who I can only guess must be her secret weapon, Stephanie Pellegrin, because she was a miracle worker!

I connected with Stephanie immediately and she made a stressful situation fun. We had to do a lot of virtual tours and in the end she found me a great house exactly where I wanted to be without my ever being able to set foot in it until it was mine. I trusted her completely and she expertly negotiated the deal for me. Not only did she save me from a planned bidding war, but locked me in with a contract before the house even went on the market. That says a lot about her negotiating skills and the influence and connections of Lisa Wolf and her team.

As a first-time homebuyer, I could not have asked for a better realtor than Tracy Botten! After getting matched randomly through realtor.com, Tracy immediately earned my trust with her professionalism, patience, and transparency. Though I was living on the East Coast, we took advantage of a short trip I was making to Chicago to view some properties in person, and Tracy adeptly used this experience to get an idea of my priorities. We then continued the search remotely, with Tracy sending me detailed videos of her walkthroughs or video calling me directly. She was also extremely helpful in recommending an independent mortgage company that quickly got me a preapproval letter so that I could begin making offers.

Tracy's real brilliance, however, shone through when it came to making offers. After a few weeks of looking remotely, I finally found a condo that checked all my boxes, and we put in an offer. Due to some constraints on my end, we had to ask for a slightly later closing date than was ideal, and the seller initially took another offer that promised a quicker close. Tracy, however, was undeterred, and made it clear to the other agent how serious I was about this condo. Her persistence paid off when the initial offer fell through and the seller's agent immediately came back to us, agreeing to our original closing date. The interpersonal relationship Tracy established with the seller's agent was crucial to sealing the deal, and, afterwards, the other agent even admitted that she wished they had gone with us from the beginning!

Tracy was also instrumental in ensuring that the closing progressed smoothly and quickly, helping to coordinate the financing, inspection, and attorney review while I worked out the move itself. The exceptional team Tracy assembled was communicative and efficient, expertly navigating a few last-minute hiccups so that everything happened according to plan. I've now been living in the condo for a few months and cannot thank Tracy and her team enough for helping me purchase my very first home!

We worked with Stephanie Pellegrin. From the very beginning she was incredibly responsive and helpful. We were in the position of needing to find a relatively inexpensive condo for my mother, due to some financial issues. She immediately (at 8 or 9 pm) created alerts in her system so I would start getting emails with recommendations, she also had a few off the top of her head she knew of that were near our price range. We initially had planned to just do a little background research and take our time looking when we found a couple condos on the market at the right price in the right area and in great condition. We put an offer in on one which was accepted maybe 3-4 weeks after engaging her. She did the walk through and inspection and we discovered some issues that would cost too much to fix and cancelled the contract. Immediately she was able to pivot to the other unit that we like and we got an agreement. All of that happened in about 1 week. The whole time she was responsive, helpful, friendly, in no way pushy at all. She and her team were fantastic and if in the same situation again we would definitely call her!

It has been a long time since I purchased a house and my realtor had long since retired. Like many, I turned to online sources to view properties and found one I was interested in. I filled out the information online to have a realtor contact me and actually hesitated before I submitted. I had no idea who would reach out to me and wondered if they would really understand what my vision was for my dream home? I decided to take a chance and boy, am I glad I did!

Within just a few minutes I received a call from Agent Tracy Botten. Tracy was so pleasant and positive in this initial conversation, she made me feel comfortable and assured me that we would leave no stone unturned to find the perfect house.

I thought, as I hung up, “ this feels Like it will be a good experience. “ I just got such a great vibe from that first interaction with Tracy. The next day Tracy reached out to me to let me know that the house I was interested in was unfortunately sold, however, she just saw a private listing come up that met my criteria and she could get me in to see it. In fact, I would be the first person to see it! “That’s awesome!” I thought, and eagerly agreed to view the property later that same day.

It was there I had the pleasure to meet Tracy in person. Personable, Professional, and Pleasant!
I could tell during our time visiting the property that this person knew her stuff! She pointed out nuances of the property that quite honestly, I would have missed and explained other aspects of the property, all the while incorporating some of her personal experiences to educate me and enlighten me during the process.

Tracy took her time during this and every subsequent showing. I never felt rushed. We recapped the house and she asked me several questions to gain an even better understanding of what I was looking for. I signed an exclusive contract with her at that point. I knew, without a doubt, this was the person who I wanted to help me find my dream home.

We went on to view several properties over the course of the next several weeks and although we saw very nice homes, we just had not found “the one” yet. We did eventually and it was all thanks to Tracy! After a day of seeing homes that didn’t pan out Tracy asked if I was up for one more? She told me she felt Like it would be a strong contender. Well, I’m glad I went because that was it! Tracy had found the perfect home for me and I am so grateful!

Here is my takeaway for you from this experience: Tracy is a dedicated, passionate, thoughtful and caring person who will work tirelessly on your behalf to find you the perfect home. Couldn’t have been a more comfortable a transaction. Lisa and her team lined up all the trades to help us accomplish getting it ready to sell. Minimal work, painting, update fixtures and hardware. Wonderful experience! I have worked with other realtors and Lisa Wolf and her team were definitely the best. I received a job promotion that required a short notice move across the country. I contacted Lisa and scheduled a consultation at our home. Lisa immediately put us at ease and was confident we would be able to sell our home under our deadline of 45 days. Once we decided to put our home on the market Lisa’s team of professionals quickly went to work staging the home, and taking high quality photos, videos for a 360 degree tour, and even drone footage for overhead views of our property. On the afternoon of Thursday, 10 November 22, our property was officially listed for sale. After a flurry of showings over the Veterans Day weekend we received and accepted an offer above our asking price on Sunday, 13 November 22. I never imagined we would have our home under contract in 4 days! From there it was pretty much smooth sailing as Lisa’s team provided expert guidance with preparing the house for closing, obtaining services from reputable contractors for repairs, and legal services required for closing. On Friday, 16 December 22, we left North Chicago to travel to our new home. On Monday, 19 December 22, I received a call from Lisa that our home had closed. During the early steps, Lisa and Tiffany answered questions and helped guide us through the process and also helped us problem solve some of the issues that popped up. Stacy staged the house and made it look the best it had looked in years. Tina L. was our realtor and her personality really shined through the whole process. She was very committed to selling this home for the right price and in making this experience enjoyable. Tina held many open houses and ultimately brought in our buyer through one of them. For the closing steps, Danielle was extremely helpful and she resolved the last minute issues that could have interfered with closing. Lauren Moen was the perfect fit for us as we entered the search for our new home. She is professional, smart, experienced. She was soo available to us and accommodated our schedules no matter what! When we found the house we wanted to put an offer on and multiple offers were coming in, Lauren made great suggestions for how to move our offer to the top! I am so thankful for Lisa and her team, that I don’t even know where to start ..... I guess by saying Lisa and her team sold the house, which seems impossible to sale!!!! Got the offer within days of listing (on the second day of Christmas) in the middle of winter holidays and closed with no delays (two weeks sooner than expected)! Our house went on the market in May of 2019 with a realtor who caused us to move out of the house prematurely, and managed to lose three offers (two of which, without doubt, Lisa could have saved as they were very similar to the offer Lisa saved for us). A top IL. Realtor with great credentials who sold 2 other houses for us was not able to sale this house in 6 mo and with 3 offers. The reason was almost always “the cedar roof, appraisal”. Same problem arose with Lisa and the buyer she brought! Not only did Lisa call all the professionals to prove the status of the roof, but she was able to even fix the mistake the professional roofer made, and save the deal!! I have always asked realtors for their strategy of sales with each new status development during our sale, but Lisa was the only one who actually HAD a strategy! She staged the empty house (at no extra expense for us) since she doesn’t only have the strategy in her mind, she actually has an entire staging service managed by her right hand, Danielle. Lisa and Danielle visited the house constantly, since it was empty, to make sure showings and inspections were not affecting the house negatively (yes with the previous realtor our empty house got many damages, including and culminating with a flooding of the second floor laundry room). Lisa and her team arranged all repairs required by our buyers!!! Yes, we didn’t have to make any phone calls to hire professionals because Lisa has Danielle who can bring in any professional you may need at the lowest price and best quality as they are already preselected by Lisa and her team ( that includes services from electrical rewiring and roof repairing to snow removal and chimney swiping ❤️). All my texts, e-mails and phone calls were answered! Openness, professionalism, abundance of services (from staging to repairing), and of course success-that is what we have experienced with Lisa and her team!!! We wish we would have met her a lot sooner! Lisa and Danielle are for us God sent angels and they did manage to make our Christmas Miracle happen!

I wanted to drop you a brief note to thank you for your work on the sale of our house.
You do not know a lot about me, but for 35 years I have been involved in consulting with clients. I like to feel I know a good deal about the delivery of high end services.
Your work on the sale of our house has, in my view, been an explementary example of delivering high end services.
By that I mean you have done the following:
•You have a achieved a sale of my house in two months, something 5 previous realtors could not achieve over four years.
•You have told me what I needed to do to sell the house
•You have told me that knowing that not everything you said has been what I wanted to hear, but needed to hear.
•When I have disagreed, such as the backsplash, you have stood your ground, but given me alternatives.
•When I have stated my limitations in doing what needs to be done, such as I could not be on the ground for managing the changes, you have taken ownership to get done what needed to be done.
•You have committed the time and effort to manage the changes we needed to do, including being part of the staging and painting to late into the night on several occasions. Your commitment of time, concern and ownership has been truly impressive in my view.
•You have had the courage of your beliefs to make changes such as the painting, clearly communicated your concerns, been aware that I might not be happy with the point and stood ready to listen to my concerns.
•When a sale became a possibility, you have tracked the process, kept me informed of the issues, tracked that I was doing what was my responsibility and been prompt to tell me of my shortfalls. As an example, you were quick to tell me of not making a timely payment to the painters.
•When an offer was made, you have been insightful and understanding in how I wanted to negotiate the sale. Doing so has been helpful for me in looking for a timely resolution of the sale.
•You have proved extraordinarily well informed of resources to address questions that were raised as the inspection and sale proceeded. For example, your guidance on how to address questions on the roof inspection were timely, effective and saved me literally tens of thousands of dollars.
•You have been effective in confronting me when I wanted to a quick conclusion when the best answer was to stand down and wait. Not many people who know me would do that.

As I said at the beginning of this note, I think I know a good deal about how to deliver high end services. I know enough to find great pleasure when I see it being done as well as it can be done. You have delivered such services and it has been a pleasure and reassuring you were working for me and my interests. Thank you for your knowledge, insights, guidance and courage in this effort.
