I am writing this review from my dream home because I hired Aaron Gutridge to sell our old home, and to help our family buy this home.

I cannot overstate how much Aaron and his wife Susannah did for us. He did the work in a way that will make me enthusiastically recommend him to family and friends.

SELLING THE HOME
We are a family of 5 with young toddlers (and a newborn). My biggest fear was someone walking through our home and scoffing at the idea anyone would pay money for this - let alone what Aaron suggested we list it at. He did his research, gave us 3 plausible price points and said he thinks this (+/- 5% midpoint). I thought we would be lucky to get the low end of his range, and it sold at the very top end of his range.

It was my first time selling a home, and getting the home ready took a lot of effort (3+ weeks of packing, some landscaping and painting). I was fortunate to have not only family helping, but Aaron and Susannah putting in 8 hour days to stage the home for showings. I could not believe how great our home looked. The professional photography was stellar. Aaron wrote letters to everyone in our neighborhood. When the weekend of our first open house came - we had well over 100 people show up (compared to a similar home in our neighborhood that listed 2 weeks later that had maybe 20 people show up.) The neighbors told us they had never seen anything like it.

We got multiple offers that first weekend, and even though I negotiate (in my field) for a living, I felt more comfortable just letting Aaron handle it. We settled on an offer 10% over list.

Throughout the whole process of selling our home Aaron exceed our expectations at every turn.

BUYING THE HOME
We wanted to buy a home in Carlsbad, which was (and will probably continue to be) an insanely hot market. He walked us through every element of the offers we made to help us make the strongest offer possible. When our dream home listed, it was apparent that it was going to receive multiple offers during its first open house weekend. The agent told Aaron that the plan was to have an open house and present the offers to the buyers on Monday. Aaron was able to get us into the home on a Thursday, with a pre-written offer in hand, so that if we liked the home, we would be the first offer. Even though the home received other offers at our price point (7.5% over list), they selected ours because of the competitive advantages Aaron helped write into our offer. The seller’s agent would later tell us that her phone continued to ring off the hook regarding this house for several weeks, despite being listed as “under contract.” We got this house because Aaron was focused on all the right details.

THE WHOLE PROCESS
We began looking at homes with Aaron over six months ago. We toured dozens of homes in Carlsbad, Encinitas, and San Marcos. When we bought our first home 8 years ago we used Redfin to save us a few thousand dollars, and that was easy and efficient… but impersonal - their goal felt like closing a transaction on a home, not necessarily the right home for us. We knew we wanted to live in Carlsbad, and Aaron is an expert on every square inch of the city. He’s lived here for decades, coaches football at the high school, and he knows who built what, where and why - and what will be coming in the future. I can tell he wants us to love this city as much as he does, and that made the process of buying a home with him a lot of fun. I know some people scoff at the commissions realtors earn, but I will say Aaron earned every cent of his commission on these sales. I will be enthusiastically recommending him to everyone I know.

Call Aaron to sell your home! We had a difficult time with trying to sell our home with no movement on the market. Aaron patiently brought his A-game to every single open house, following up with every single visitor. He was our agent, therapist, friend and advocate all rolled into one, shepherding us through an incredibly stressful time. He handles his communication with the other side with respect, yet constantly working to get us the best possible deal. This is our second time working with Aaron - he also helped us buy the house we just sold. There is a reason we went back to him. He does not spend his energy getting us to sign exclusive contracts with him only to disappear - he spends his time and energy getting the job done. He does it with kindness, and genuine consideration for what is best for us - truly our agent!! I will never buy or sell a home without his help. Aaron Gutridge is the best real estate agent I have ever worked with. Just within a few days he helped me procure two excellent Carlsbad properties for investment at great prices. The market was, and is, really hot and a lot of investors were vying for these properties but Aaron is at it 24/7 and does business negotiates with good will and I know this was an advantage for me to procure the properties I wanted.

It's June, 2022 and Aaron did it again! I found a residential investment property that I wanted, there was a bidding war, but Aaron worked his communicative magic with the seller's agent, and I won the property! He kept me up with the process through texts every step of the way -- from bidding to through escrow, to procuring the keys. I had a certain price and location in mind, and it looks like, with Aaron as my agent, I acquired one of the last properties that met those requirements.

I recently had the pleasure of working with Aaron Gutridge as my agent in a home purchase. My home was in a low price range which meant that Aaron would not be making much if anything on my purchase. Aaron is a consummate professional and treated me with incredible patience, kindness, knowledge, experience, and as I said, professionalism. I couldn’t have asked for a better experience. He was there to help with any and all issues no matter how small. You may ask “How could anything go wrong with a real estate transaction?” Plenty! My ex husband and I sold our home in Oceanside 3 years ago, and were taken advantage of by both our selling agent and the buyer who was another agent in the same office. Needless to say they had their interests at the forefront not ours. We ended up with substantially less than we could have and they walked away with a much bigger profit flipping our house.
