Abby was ABSOLUTELY God sent! I contacted her and was able to ask questions and obtain information from her a full 2-3 years before we ever even listed our property with her. She was always responsive, knowledgeable, and patient. When we finally decided to list our property she was there to advise us on everything from staging to a new purchase via a new build. She got us all the way to closing without a hiccup and we could not be more grateful. She is one of the sweetest people I know and she knows her stuff! We officially have a realtor for life! It was a pleasure working with Abby Fitzsimmons from Coldwell Banker Elite. We contacted Abby about 18 months prior to listing our home and she never missed an opportunity to check in on us. My husband and I had lived in our home for 29 years, and this would be a first for us! Abby was very informative and answered any questions we had. She really took time to understand special memories for us and knew that it was very emotional decision for us. She gave us great advice on preparing our home, timing of putting on the market and also professional pictures! She was honest and upfront about the sale price we should ask and she was very knowledgeable! She really helped us through the entire process from listing to close. Once on the market it took 2 showings and we received offers from both! We know the new owners will love their new home and the property that came along with it! When we decided to list our house, we looked to our Real Estate friends in Ohio for a recommendation. They did some research and gave us a couple of names but put a double star next to Abby‘s name. Abby, of Coldwell Banker Elite, was amazing! I was a first-time home buyer and my wife was a first-time home seller. Right from the start, Abby took the time to help us with any and all questions we had and offered great advice. She was upfront with pricing, figures, and what she thought made sense (in all aspects of the process), but was not overbearing or aggressive, just straightforward and allowed us room to make our decisions. She also had multiple contacts for almost everything and openly encouraged us to shop around as well. We really felt like she was listening to our needs and giving us her full attention. She truly went above and beyond the entire way. She made time to help us with appointments for repairs and inspections, etc. She was willing to go to as many houses as we needed, but we were able to find the perfect home with only a couple weeks of looking. Then she helped us to get the condo ready for sale. With her staging background, she was able to get the condo on the market in November and we closed in December (before the Holidays)! She made sure all the documentation was in order and kept everything flowing. Abby is with the times and technology. She was able to utilize social media and other skills to help make the buying and selling process quick, easy, and as stress-free as possible! I have purchased a couple homes in the past with no problems. This house was a big issue from the start but Abby stuck in there and cleared up all the issues. She put in more hours than needed to make sure everything was fixed and held the seller and his realtor to the fire. She is a great Realtor and person and I definitely will use her again if I was to buy another home or property. I would definitely recommend her.

Abby helped us find excellent housing during a particularly difficult transition to the Fredericksburg, VA area where our initial housing plan fell through only four days before I was to start my new job!
Thankfully, in 48 hours(!) Abby turned it all around. On a Tuesday we spoke to her and told her our circumstance and what we were looking for in a home and by Thursday night we were resting easy knowing we were moving into, not only a lovely new home, but the right place for our family. She made herself very available to us, she was an excellent communicator, she is unassuming & thorough, and a total professional. I recommend her skills to anyone looking for a the right new home.

Bottom line up front: Abby is a phenomenal real estate agent that I would definitely go with again.

We were nervous to sell our home for a lot of reasons. It had a lot of large empty rooms that we never got around to furnishing. It had a pond which we didn’t know if it would be good or bad. It had a lot of upgrades that weren’t immediately apparent and that we didn’t know how to communicate. And we were relatively recent buyers so we weren’t sure if we could even make a profit to begin with.

Abby was super. She’s very communicative and responsive, which immediately put us at ease. Her marketing knowledge was informative and helpful, her staging skills made our home feel remarkably warmer and inviting, and she made these informative sheets and pamphlets that were both stylish and fun, but also easily digestible so anyone would know what our home had to offer.

I’d say the biggest asset Abby offered was the way she took ownership of the house selling process. She genuinely cares and you can see it in the way she would identify and remark on every facet of our home. She would be so excited during showings and even during the staging process, and that excitement was contagious and got us excited as well.

My wife and I asked a lot of questions, and Abby was always ready with answers, or very quick to find them for us. I could call or text her a question with no preamble and immediately get a response – it was fantastic. Her negotiation skills were just as well informed. Everything in our sale price was an informed decision generated from her research, and she was excited to show us anytime we asked how or why something was the way she recommended. We ended up getting a lot more money than we set out expecting, and it’s entirely thanks to her work.

Overall, she took a painstaking process and made it fun and exciting, and that made all the difference to us.
