Adelaide helped me find the right home to suit my needs and provided wise counsel throughout delicate negotiations with the owners. When a discrepancy between the square footage claimed by the owners and the official city records popped up, Adelaide sent a researcher down to city hall, who uncovered that the house had two additions that were never inspected and did not have certificates of occupancy. This could have been a major problem for me later if the additions had come to the city's attention and had not passed inspection. I could have been required to tear them both down. In the end, she helped me to reach an agreement with the owners based on certified square footage and taking into account various condition issues with the house. Throughout the process, Adelaide was professional, knowledgeable and a staunch supporter of my position in the negotiations. Her written work is impeccable. Best of all, she is warm, friendly and truly a pleasure to work with.

Adelaide Waring came to give me an idea of what I could do to enhance my home value before putting it on the market in 1996. I didn't put the house on the market at that time. We went on to become good friends over the next 14 years. Adelaide is one of the most intelligent and knowledgeable realtors I've ever known. She is a very pleasant, helpful agent but will be firm when necessary if she thinks her client is making a mistake in judgment. Her demeanor belies a razor sharp mind which is a good thing to have on your side when navigating the real estate world. She just sold my house during very tricky financial times. Go no further in your search for a competent, very smart, tough, effective realtor.
