I met Alex Bracke via email by inquiring online on a property that I ended up not pursuing. He added me to his daily property emails and without pressure would call me every couple of months and adjust the search criteria to my ever changing requirements.When I finally got serious about purchasing he was always available and still adjusted very patiently to my area changing, I was all over the place:), but together we finally narrowed it down. I decided to go with Alex because i recently heard that a friend of mine that purchase a home had nothing but great things to say about him. Alex was, by far, the best realtor I've ever worked with. He came recommended by a close friend who also couldn't speak highly enough of him. He was extremely responsive throughout our house hunting adventure, even returning emails and making plans for house showings well outside of normal business hours (well into the early morning hours) Although the area we wished to purchase a home was outside of the area he normally serves, Alex always arrived at house showings well ahead of us, making sure that everything was in order before our arrival. This is signifacant because he showed us well over 20 house in a location an hour away from his office. His honest opinion and guidance throughout the process guided us away from some situations that would have made him more money up front, but we would have more than likely regretted later. When it came time to negotiate prices, Alex quickly and expertly produced factual figures statistics supporting why the buyers should 'reconsider' (read immediately retract) their counter proposal and accept our original offer. Although it seemed effortless on his part, it's more effort than I've ever seen a real estate agent put into negotiations. He'll tell you outright that the negotiation process is somewhat of a sport to him, and it's clear he's well practiced in this sport. Lastly, dealing with him was more like calling up a friend then conducting business with a realtor. Both the ole lady and I enjoyed spending the time we did around him while walking through the many houses he showed us. This attribute however didn't detract from his professionalism and ability to conduct business with other real estate professionals while conducting our home buying transaction. All in all, I couldn't recommend anyone more highly. We have no intention of moving any time soon, but if we did would not consider using anyone else.

We chose Alex because of all the realtors we contacted through the websites he was the most low key (not pushy at all) and he was extremely responsive. Alex has done a fantastic job with our house. We are moving from Nevada and he has been Johnny On The Spot for us during all phases of the purchasing process. He set aside an entire four days when we came to VA to look for homes just for us. We looked at over 19 homes during that time but then he did something unexpected. After understanding what we were looking for overall... he found a house that wasn't even on the market but he had been aware of as a possibility.. he then talked to the owners himself. My wife and I first met Alex through a mutual friend. Throughout the process of selling our house he was very approachable and available to explain any questions that we had. Alex always responded to our emails, text messages and phone calls in a timely matter. He is very knowledgeable and professional. Before we put our house on the market he had a stager come to our house and walk through. The stager made recommendations in order to prepare our house for showing. Alex did a very good market evaluation, providing us with comparables before making a decision on the price we wanted to list or house. Thanks to his research on the market and recommended listing price our house got sold on the third day on the market. They key was that Alex listed our house at the right price and it sold fast, faster than we expected. When we received the offers Alex did a comparison with ups or downs for each one. That made it easier for us to make a decision on what offer worked best for us. During the remaining of the process Alex walked us step by step on what we need it to do and work on, like some of the thing the buyer asked to be fix, house inspection, appraisal, contract and so on. Before we signed anything he reviewed all the documents to ensure they were correct and in more than one occasion he actually caught some mistakes that the title company did. My wife and I had a great experience working with Alex, he went above and be on his duty. When we were moving he even offered to help us with the move. I found and chose Alex based on the number of houses he had listed for sale in the neighborhood and also on some reviews I read that were so very positive. I am happy to say that Alex's performance from first contact through the settlement was worthy of 5 stars! An added wrinkle for Alex was that we live four hours away from the house we were selling. Because of Alex's attention to detail and responsiveness, this was a non-issue. Upon first meeting Alex gave us a brief, but efficient overview of his plan for selling our house, including a superior quality printed brochure and expert photography to showcase it online. He produced both of these in record time. As part of that first meeting, Alex showed us his method for determining when it might be time to reassess the initial selling price, & in our case, it did become necessary. Alex provided showings stats, coupled with pricing of other houses that came on the market, and together we lowered the selling price. He obviously was on target, as showings skyrocketed after that and within a fairly short time we had a good contract. Alex continued to follow up and follow through - he was totally responsive to any call or email, answering either immediately or within a short time. We have bought and/or sold approximately seven homes, and I must say that Alex stands out as an agent. I was especially impressed by his negotiating skill and effort; I don't think I've ever worked with an agent who so clearly looked out for our interests.
