Allie's Reviews

Allie is one of the rare people who combines creativity, strategy, negotiation skills, and emotional intelligence at an incredibly high level.
What was remarkable about working with Allie was that she saw the value of our home long before the market did.
The house had extraordinary views, an incredible layout, and a truly special location, but it also had significant deferred maintenance. The windows were in rough shape, parts of the home needed foundation work, and the kitchen really needed updating. Even the primary suite had a challenge buyers commented on repeatedly: the primary bathroom occupied the prime view side instead of the bedroom itself.
When we first went on market in the summer of 2025, the response was disappointing. We received only one offer, initially below asking, which eventually came up to around $2.34 million. We stayed on the market for quite a while and nothing materially better developed.
At that point, many agents would have told us to accept the market’s verdict and move on. But Allie believed deeply in the intrinsic value of the property. She kept saying that despite the condition issues, the combination of the location, layout, and views made the home worth over $4 million. She encouraged us not to settle for less simply because the timing was wrong.
Instead of chasing the market downward, she advised us to pause, wait for a stronger spring market, and reposition the house thoughtfully.
We did not spend a fortune preparing the property. In fact, the improvements were surprisingly strategic and restrained. Allie helped redesign and refresh key visual moments in the home. We updated one bathroom, replaced the kitchen countertops, added a backsplash, and made a few carefully chosen design decisions that dramatically changed how the house felt.
One thing I remember clearly was the kitchen hood. I initially did not want to replace it, but Allie felt strongly that the existing hood visually interrupted the views and made the kitchen feel heavy and cluttered. She pushed for a flush-mounted hood instead, and she was absolutely right. That single decision transformed the feeling of the space.
When we came back on the market in the spring, the reception was completely different. We quickly received a strong preemptive offer in the mid-$3 millions, but Allie believed there was still more room. She strategically used that momentum to bring in additional buyers, and soon we had multiple serious offers around $3.7 million.
Then came the negotiation.
Rather than simply accepting one of the strong offers, Allie multi-countered the buyers at $4 million. One buyer moved up slightly, but the other increased all the way to $4,060,000.
The difference between where the market initially seemed to place the house and where it ultimately sold was extraordinary. And it happened because Allie understood not just pricing, but timing, presentation, buyer psychology, and negotiation strategy at an extremely high level.
Other agents openly said they could not believe what she achieved with this property. But Allie never lost confidence in what the home could become in the right market with the right strategy.
“Most agents react to the market. Allie understood the market well enough to know when not to listen to it.”

Allie is amazing at making incredibly complicated situations feel calm, strategic, and protected.
We bought our first home with Allie during the height of the COVID market in Rockridge, and while we loved the house, it quickly became too small once our family started growing. The home was only around 1,000 square feet, on a busy street next to an apartment building, with a tiny yard and some awkward functionality issues, including a bathroom that had been created from a bedroom closet.
We knew we needed more space, but financially we could not buy another house without selling ours first. At the same time, we were terrified of selling and then not being able to find or compete for a replacement home.
What was incredible about Allie was that she refused to force us into unnecessary risk.
We first went on market in fall 2024 while still living in the house. She somehow coordinated the entire process with us temporarily leaving for a week while continuing to manage our lives and our child. Even though the house had clear challenges, she marketed it beautifully and generated interest. But when the offers did not feel strong enough, she did something that I think says a lot about her integrity: she advised us not to sell.
There was never pressure. There was never panic. She simply believed we could do better.
A few months later an agent whose clients had lost another nearby house reached out about ours, and that buyer completely fell in love with it. What happened next honestly felt like watching a chess match.
Before we even accepted the offer on our home, Allie negotiated the purchase of the house we wanted. Only after that deal was secured did we officially move forward with the sale of ours. We never had to experience the fear of not knowing where we would live.
Then she structured the timing so we closed on our house first, had the funds available for the new purchase, and still received a rent-back that gave us time to do work on the new home and move gradually instead of frantically.
And somehow, despite all of the compromises our house had, she negotiated around $1,232 per square foot while we were still living there and without doing major renovations.
Even more shocking, she helped us buy a home with nearly double the square footage and a dramatically larger yard for less than what we sold our smaller house for.
I genuinely do not know another agent who could have navigated all of those moving pieces simultaneously with that level of calm, creativity, and strategic thinking.
“Allie made what felt impossible feel completely seamless.”

We’ve used Allie and Terry to help us buy two homes over the last few years and have been so pleased with their talents. They threw an amazing open house when we needed to sell, and helped us put in an offer quickly and effectively on our dream home in upper rockridge. Highly recommend this team!
