Amanda is a fantastic realtor. She's very knowledgeable about the area as well as the process of buying/selling a house. She was very helpful in finding the right house for us, negotiating with the sellers' agent on our behalf, and helping us schedule all the inspections and tests. A friend of mine referred me to Amanda and before I could contact her, she reached out to me and extended her introduction and services right out the gate! She is so professional and her attention to details, attention to clients, and follow up is on point! She’s also down to Earth and so personable! I enjoyed our time together looking at properties and chatting. She takes the time to get to know her clients and their likes/dislikes. She‘s a real go-getter and gets it done quickly and efficiently! I will recommend her first every time if anyone I know is looking for a realtor! I own a vacation rental business which has been expanded significantly over the last five years. In the course of that time I have bought and sold roughly ten houses all over the East Coast. Amanda Downs is BY FAR the best realtor I’ve worked with.

I actually found Amanda through a google search and chose her simply because she had the best reviews. My experience with her has validated that decision completely.

Amanda helped me buy two separate houses at once, both as 1031 exchanged, in an area in which I was not familiar. She navigated our sales with not only expert knowledge of her field, but also of the particulars of location and infrastructure of the Shenandoah Valley.

Amanda is pleasant, kind, never fails to respond to a question or to complete a task. I mean this literally. I never had to reach out to her twice about something.

Amanda can be trusted completely. When buying remote she looked out for our best interests and attended our inspections and final walk through as our proxy. When there was an issue during a final walk through at one of the houses, Amanda noticed it and got us money back on the sale.

Truly, do not hesitate to work with this realtor. We have had the absolute best experience with her!

I was looking to purchase a vacation home near the Shenandoah area. I found her online and reached out. Amanda was highly responsive from the beginning and very knowledgeable about her market. She always worked her schedule around mine and did her best to be present on every inspection. When a last-minute inspection had a schedule conflict with her own, she even found another realtor in her network to be present in place of her.

Amanda Downs is an exceptional agent that I recently worked with on a home sale in Woodstock Virginia. As the agent on the other side of the transaction, Amanda was fantastic to work with from start to finish and made sure that things went very smoothly for her client. From the start, she wanted to know what was most important to make an attractive offer so she could advise her buyer on how to craft the winning offer and set things up for a smooth and successful transaction. My husband and I originally contacted Amanda because she sold my friend's home down the street from us and was highly recommended. At our very first meeting I was very impressed by Amanda's professionalism, enthusiasm, and tech savviness which would ensure our home would get the maximum exposure for selling. She presented a very comprehensive marketing plan that was highlighted by her attention to detail. Amanda has been our realtor in the purchase of two properties. Our first purchase in 2017 went smoothly and we are in our dream home. The most recent purchase presented a few more challenges for us, but Amanda handled each issue with professionalism and thoroughness. The first challenge was in negotiating the price for the property. Amanda skillfully allowed us to purchase a wonderful property below the asking price. The next challenge was addressing issues that came up during the inspection, to include the need for an engineer to look at the foundation. All problems were addressed quickly at no cost to us. Finally, we needed to delay the closing date back a month and Amanda helped make this happen. Overall, we could not have had a better advocate than Amanda Downs. Don’t be fooled by appearances or politeness, Amanda is the right person to have your back and in your corner. Amanda is responsive and spot on with market analysis. We recently went with Amanda to sell a rental property of ours. Amanda helped us buy our first home together a few years ago and she was our go to for selling this property.

The whole process went so smoothly. Amanda took care of everything and only involved us when she needed additional information. We have a baby on the way, plus working full-time, among many other commitments, so it was nice to know that our property was in good hands and we didn't have to worry about whether or not our realtor was staying on top of things.

Not only was the service outstanding, Amanda offered something completely new to the area with her 360-degree virtual tour, allowing potential buyers to really see the property in the best way.
