Amanda was wonderful to work with and went above and beyond!! My husband's grandmother passed away and we needed to list her house in the villages. Since we lived in Michigan we were unable to be in town. Amanda made sure that the house was always in the best shape for all showings and that it was always secure. We never had anything to worry about since we were not in town. She would check in with us on a regular basis to keep us up to date on what was going on with the house and potential buyers or showings. I would highly recommend her to others. She was very friendly and easy to work with during this whole process. She is very knowledgeable and if she does not know an answer, she is able to find an answer and get it to you quickly. She always has her client's best interest as her main focus.

She went out of her way to sell my mom’s house. Spent her own money to clean the house to make it more presentable. Added props to make it more modern looking. We were out-of-state sellers of our father’s home in The Villages. Since we were 1000+ miles away, the partnership with our real estate agent was critical and our experience with Amanda was above and beyond anything we ever experienced from a real estate agent.
She did a great job with the listing (even coordinating photos a second time after we had the property painted and staged!!), keeping us in the loop on feedback as well as showings and what she was seeing in the market for homes similar to ours. She is very knowledgeable about the market and patient with all our questions.
What she did beyond a real estate agent is what truly makes her stand out from any real estate agent we have ever worked with and if we could, would give her 10 stars!! So many things that if we were in town, would have handled but Amanda would jump in and help or provide suggestions -- from referrals, bidding and coordinating contractors; finding buyers for remaining large pieces of furniture; cleaning up the messes contractors left behind; clearing the drive and walk of debris before all showings are just a few of the ‘above and beyond’. It can be challenging selling a house when you are 1000+ miles away and without Amanda, I am certain we would have returned to FL at least one more time to address property matters but she was always there for us – offering her help. She is one of a kind in all of the best ways!

She used her Realty Executive resources to find a highly respected Ocala agent, Amanda was highly recommended in their inner circles. My dad was selling in Ocala and moving to Connecticut, I was in Arizona, she worked through the timezones and logistics issues. She kept us informed at all phases of the sale and closing especially being remote. Post inspection we had a minor electrical issue and she had a contractor come out to resolve the issue. There were many challenges that Amanda had to deal with throughout the selling process for our home. She dealt with each challenge professionally and responsibly. Prior to listing with Amanda, other prospective realtors wanted me to basically make the home new again even though it was approaching the age of 30 years. They wanted me to pay for a new roof; new stainless steel appliances; paint throughout the interior including the garage; new AC; and possibly replace a few areas of the hardwood flooring due to discoloration.

That would have made their job easy I realize; but financial limitations didn't allow for that. So, I compromised. I did some of the updates and thanks to Amanda's network of contractors, we were able to get things done far cheaper than what others would have charged. She suggested staging the home with furnishings from an established interior decorator. She paid $875 for the first month's rent and negotiated favorable rates for me for the remaining months. She and the listing broker picked up the expense ($500.00) for a warranty appliance contract which benefited the buyer. She is not pushy and is a good listener. That also worked well for us.

The buyer also had some challenges along the way on his end which delayed our closing; but she stayed on top of every aspect of the process. We all know closing on a home involves brokers, inspectors, mortgage loan officers, title companies, and contractors. So many things to balance and juggle. Don't mean to sound like a broken record; but Amanda orchestrated these factions professionally, reliably, and efficiently.

I highly recommend Amanda.

My husband and I are Real Estate agents in Hawaii and it’s very rare that we get to assist other agents in buying or selling Real Estate. However, we found the need to secure one for ourselves in The Villages, Florida as this was not an area that was familiar to us. While vacationing in The Villages, we walked into an Open House and met Amanda who was very friendly. By the time we walked out, we knew she was the perfect agent to help us look for a home in The Villages.

Amanda signed us up and within a few days we were getting email listing reports on what was available for sale. We saw a few we liked and had her go out and meet with our friends to show the properties. (We had already flew back home to Hawaii) After only a couple viewings, we decided on a property. Amanda prepared our offer, provided comps, and gave some suggestions. We submitted our offer and after going back and forth with our offer, counter offer and then another offer, Amanda had us a sealed deal.

We’re not sure how we could’ve handled our transaction from so far away without Amanda. She was on top of everything. She handled our timeline with ease and guided us through a very different process than what we were used to.

Amanda continues to answer all our questions and assists us even though we’ve closed two weeks ago. We have tremendous faith and trust in her and would recommend her to anyone. I have already passed on her name to several other friends that may be looking to buy in The Villages.
