Purchasing your first home is a very confusing, scary, and emotional journey, so finding the right agent who has your back needs to be a priority! You want someone who listens and understands your wants, but is also able to tell you what is realistic and what isn’t. Bao handled that balance professionally, and was also very knowledgeable, responsive, honest and transparent with us during our journey as first time home buyers, and we have a lot of gratitude for him for being there for us every step of the way. We found our home when Bao sent us an option at night minutes after it was listed. He took us in right away, informed us with everything we should know about the builders, quality of the home, location, and projection. He advised our best course of action, answered any questions we had, worked late into the night to help get it done, and boom; his magic worked in our favor! He answered every question we had in a timely manner and checked in with us every so often; we were always informed and updated. I was looking to move out of the city and settle down in my own home on the east side. I knew Bao was the real estate agent for me when I filled out his contact form and he reached out to set-up a Zoom call within a few hours of me hitting submit. His response time throughout the entire house hunt was always lightning fast. Moreover, in that intro call- Bao made clear that not only did he have many years of experience, but he also invests in real estate himself. In other words, he knows the market inside and out and is very open and honest about sharing advice and saving me from properties that were less than ideal (e.g. a loud home directly beside the 405, another property that was directly across the street from a rehabilitation center, the list goes on and on!). We were in constant contact over phone/email from that initial call all the way until closing... and even afterwards!

I recently received a massive outstanding utilities bill left from the last homeowner and I reached out to Bao about how I should handle it. He immediately replied saying he'll take care of it, and overnight he reached out to the escrow company to ensure none of those bills fell onto me. He is extremely knowledgeable, especially of the east side neighborhoods like Bothell, Kirkland, Woodinville, Redmond, Bellevue, Renton, etc. which was exactly where I was looking to buy. By the time I had gone mutual, I really felt like Bao and I had become friends because of how much he genuinely cared about helping me find the right house throughout the entire experience.

He is an expert communicator, super responsive, extremely well-informed, totally transparent, and everything I was looking for in a real estate agent. Especially if you're a first time homebuyer like myself. I learned a lot thanks to Bao and felt like I've made an incredible investment thanks to all his advice, connections, and support.

Bao was fantastic! He was very accommodating to our schedule when looking at a number of different houses over the course of a couple of months. He did a great job answering my millions of questions as a first time home buyer and was very knowledgeable and courteous in the process. Bao really helped steer us in the right direction with effective strategies during the offer process which gave us confidence we had a top notch offer (very important for a highly competitive market). Overall, Bao was a terrific, hardworking professional that got us into the home of our dreams and we are thankful we had him on our side.

Wonderful experience working with Bao on two properties!

This past fall Bao went above and beyond on selling my house. It was not the nicest house on the block and faced heavy competition from other houses right down the street with similar list prices. Guess who sold first between my house and our nearby listings? We did!

Bao guided me through the whole process and was very communicative at every stage. As he took care of the fine details, the process was simplified from my eyes.

Right after the sale we worked together on my next purchase. Bao was great at scheduling around my free time to check out all the listings I wanted to see.

He wasn’t just opening the door to the houses but instead gave me detailed insight on things he saw. From windows to heating to structural nuances, it was nice to have a second pair of eyes that was looking out for my best interests.

When time came to make an offer, Bao delivered. He wrote up the offer we discussed and went to work on getting it accepted. We faced a multiple offer situation and he negotiated into the night to get my offer accepted.

I would not hesitate to recommend Bao and will utilize him for future purchases.

My wife and I worked with Bao Phung to sell our home and purchase our next home. I'll share both experiences.

Selling: The process was quite simple. After agreeing on a date to list our home, we started the cleaning process to ensure that our home was ready for pictures day. In regards to the photos that were made available to the public, i was very happy with the content. Bao used 360 Wicked Photography which did a fantastic job (would recommend 360 Wicked Photography and would personally use them again). Once the listing went live - we received and accepted an offer under two weeks (February 2019). Throughout the selling process - Bao kept in close contact and would feed us information as it surfaced (ex. had X number of visitors at the open house today, i think we will be getting an offer today, etc.).

Buying: While we were working on selling our home - we were working with Bao on purchasing as well (contingent on our home selling first). Throughout the buying process Bao always made himself available. We would text / call / email Bao throughout the day and he was always quick to reply. I'll share a specific example: I gave Bao a call on a Sunday evening and mentioned that we were interested in a home that was on the market but the listing was pulled off a couple days ago. Bao called the listing agent that evening to get details and called us back within 30 mins. It turned out that although the home was not listed anymore - the home owners were still interested in selling. Fast forward 24 hours - we worked with Bao to submit an offer (on a home that was not listed). Fast forward again - the home owners accepted our offer (contingent on our home selling first).

In summary - we were able to sell our home and purchase a home with Bao in less 2 months. He was professional, responsive, respectful, honest and i personally felt that he had our best interest in mind. I had a really positive experience selling and purchasing through Bao and would use him again (if the situation surfaced).
