I was referred to Barry by a neighbor in my community. My goal was to sell my home for around $100,000 so I would have enough money to upgrade to a new home in a larger community. Barry was able to get my home under contract for $115,000, 15% more than I was expecting in just 4 to 5 days. He also was able to negotiate the deal so that I had plenty of time to search for my new home and plan my move. I was in foreclosure on my property and received a letter from my bank offering me a settlement in exchange for agreeing to a short sale. The offer of $35k sounded too good to be true. I found Barry Gardner on the internet listed as a specialist and certified in foreclosure and short-sales. Barry helped guide me through the paperwork maze required by the bank. He helped with wording to make sure that I was protected and would receive the settlement promised. After the listing agreement was signed by me and Barry, the bank went directly to Barry for additional information requests. We had an offer on the house within 2 weeks. The entire process took about 2 1/2 months. I felt that Barry was great at keeping me informed during all of the steps in the sales process. I would recommend Barry for any real estate needs, especially for foreclosure and short sales. I did receive $35k for the short sale of my property. Barry was very helpful from the very beginning. I told him the communities I was interested in purchasing a home. He then suggested other nearby similar communities and explained their pros and cons. As listings became available he informed me the same day they were listed. To be able to get a good deal in the under 100k market you must move fast and Barry knows this. It took a few months, but my offer was accepted on a foreclosure in Royal Palm Beach. If all goes well, I should be closing before the end of the month. Barry was very pleasant and helpful from the beginning to the end (well we are almost there). He also has excellent communication skills. I highly recommend Barry to anyone who is looking to purchase a property in his service area.

I have worked with Barry Gardner twice, first as a seller and recently as a buyer. The first transaction was a specialty short sale. The bank offered me a buy out for agreeing to the sale of my property. Only agents certified on working with short sale buy outs can help. I randomly got Barry's information off a website. My home sold within the first week and the closing took about 30 days. He was very detailed and followed up with the bank to make sure I got the lump sum in the end that was promised. Fast forward 5 years, I contacted Barry to buy a home. I described what I needed and the area that I wanted to look in. He got on it right away. By the second outing, I found the house I wanted to make an offer on. The transaction was difficult because the seller didn't have an agent and because she was waiting for a new construction to be completed. Barry stepped outside the normal buying and selling negotiation and helped with negotiating with furnishings and a rent back by the seller. We offered $10k below asking. That was accepted and the house appraised for $5k more that it sold for. I recommend Barry without hesitation.
