I was moving to Arkansas from another state. Buying a home remotely, sight unseen, is stressful and Sarah had to be my eyes and feet on the ground. I first met Sarah as she was the seller's agent on a home that I was under contract to purchase. Unfortunately, I had to back out of that contract due to unforeseen structural problems on inspection. Sarah was so friendly and knowledgeable during that process that I asked her to represent me as a buyer's agent during my home buying process. My search encompassed the entire state, and although she was based out of Russellville, she traveled several hours away to show me different homes. She has extensive experience and if there was an answer she didn't know, she would find it. She was available day & night and always responded promptly to my calls & texts. The housing market was difficult, with homes seemingly going under contract the moment they went up for sale, and there not being a lot of inventory. I stumbled across a for-sale-by-owner and Sarah acted quickly to facilitate the contract process. She ended up representing the sellers in the transaction, as well. To say these sellers were difficult would be an understatement. They had little knowledge of the home-selling process, were reluctant to negotiate or make any necessary repairs, and they literally waited until the day of closing to start packing and moving (it was an immediate possession sale), leaving behind a bunch of garbage and belongings they tried to hide from plain sight by dumping down over a hill in the woods on the property. Sarah went to the home on the day of close, which was about 3 hours from her, to help make sure they vacated the property. She surprised me by having the property mowed for when I arrived from out of state. And when I discovered the garbage the sellers had left behind, Sarah reached out to the sellers and made sure it was cleaned up, continuing to represent my best interests well beyond the closing. And best of all, I gained my first friend here in Arkansas during the process! I really can't say enough good things about my experience with Sarah and hope you consider her for your next home buying or selling experience.

Sarah Wyllia Ledford has been my agent for the buying my last 3 homes and selling of 4. I was first drawn to her communication style. She is quick, texts me updates, and was very candid about the process. When i needed contacts for plumbing or an electrician, tree removal, appraiser, you name it she knows someone affordable and reliable. She has built a wonderful network of people to make the buying and selling process as easy as possible. And when things weren't going according to plan with my last buy she was reassuring and said don't worry I got you, and she did. She will go to the mat for you. Bob Weibler got right on my mother's house and sold it within two days. When he came by to sign on to the house he sat down with my mother and visited with her, setting her 83 year old heart at ease. He kept us up to date on every step of the sales process. He is a very friendly and personable guy that make the moving process so very easy.
