Good fortune was with us when we met Charles on a cloudy spring morning to look at condominium properties on the Buffalo Harbor waterfront. Charles met us at a unit he was representing (early – no waiting). While we ended up passing on that property, Charles did sell us on another that we are incredibly happy with. As we got to know Charles, we appreciated his preparation, strong work ethic, industry connections, and “tell it like it is” transparent communication. Charles is extremely responsive – he gets back to you immediately – a rarity in today’s world. We had great results with Charles.

I am one of Charles Glanders tenants of a garage he has. Ever since renting off of him since the very beginning he was very upfront about everything and a great landlord. I would explain to him how my wife 3 children and myself were looking for a house but have tried pre-approvals at 2 other banks and have shot down without paying outrageous closing costs and extremely high interest rates. Charles recommend myself to reach out to Premium Mortgage Co and gave me an agents contact info and from there everything went fantastic. We explained we were 1st time homebuyers and didn’t know much of the process and Charles answered every question along the way, was extremely responsive within minutes, went to multiple homes to check out with us until we found one we fell in love with. We even received sellers concessions to help substantially with the closing costs and we received the lowest interest rate compared to the other 2 previous banks. Overall my wife and myself couldn’t have had a better experience and I would highly Recommend Charles to anybody else looking for a home. ( Actually just recommended him to my sister and boyfriend that are selling/ buying a new house and are going through the process)

We found our realtor Joe S. Thru Avant and he was absolutely amazing. After a few visits to homes he knew exactly what we were looking for. We used many websites and apps. The 10th house was the magical one for our 1st home purchase. He knew we wanted a big yard.. Our beau3 bedroom..1 1/2 bath. Sun room, Mud porch, basement and attic. He is very personable and a great sense of humor. The process with him was smooth. He told us what to expect and about the process. We highly recommend him to anyone looking for their new home. I was a first time homebuyer and didn’t know much about purchasing a home. Charles was very patient with us, we wanted to make sure we were making the right decision for our family and it took us some time to choose the right house and we had PLENTY of questions along the way. He always responded to any questions almost immediately and was extremely knowledgeable, not just about the buying process, but about the area and history of the houses we viewed. Looking for a realtor who treats you like family (in all the good ways), over-delivers on spectacular service and is no BS? Charles Glander was the perfect realtor to sell our home. We interviewed three potential realtors and we were surprisingly impressed by all of them. There was just something about Charles that made us choose him over the others and we are so glad we went with him. He went to work right away. There were some things we had to fix before we could start showings and he had all the connections to get us headed in the right direction. He even took a trip with us to Home Depot to help pick out some items. As soon as we were ready to go, he was there with his professional photographer and a drone videographer. The listing was first class, and appeared right near the top on Zillow! Almost forgot, his listing price was perfect. We listed higher than what the other agents suggested because he was an expert in our specific area and he new we could start higher. We were extremely excited about the offers Charles brought in and ultimately sold our home above asking price. From contracting, to home inspection, to closing Charles was there guiding us through every step with expert advice. Oh, and if communication is one of your top priorities in a Realtor, Charles is the guy you want. Any time of day or night he is a text message or phone call away. I can't think of a single time when I waited more than 15 minutes for a response. Bottom line is you want to have Charles Glander as your Realtor. Even after the close, he reached out to us on several occasions to check in. He even recommended a moving company we ended up using that was also outstanding. The personal service he provides is far above what you would ever expect from a Realtor. If you are thinking about buying or selling you simply must call Charles Glander from Avant Realty.

Finding a home during the pandemic was a daunting task, but Charles Glander was up for the challenge. Many realtors just want to rush you into a property to make a quick buck, but not Charles. I met Charles for the first time at a house that looked beautiful but had some serious downsides. Charles told us that day he was going to find us the perfect home and that this was not something we should settle with. Right then, I knew he had our best interest in mind, and I that I could trust him. I have never experienced a more patient and loyal realtor. Charles will travel far and wide to help you find your dream home and does not stop until the job is done. He never once led us in a direction that was not right for us, and assured us that we would persist until we found something we were in love with. His negotiation skills, got us our dream house in a terrible market and I can say with full sincerity that I would use him again for any of my real estate needs.

Due to COViD travel complications, our family faced the daunting prospect of out-of state relocation due to work. In order to have a home waiting for us close to our arrival day in WNY, we had to do our real estate shopping virtually. Avant realty - (Charles! Wow, where to begin!?) I’ve been pondering this review for a while and honestly, for good reason. Charles is the first realtor (broker now) that I’ve met that was willing to just tell it how it is and be a totally real person. My numerous transactions with Avant have been painless and professional as they go the extra mile to handle many problems behind the scenes before they actually even become problems. I’m an investor always looking for new opportunities but he has been there every step of the way helping me to find deals and avoid traps.
