We recently worked with Chris James on the sale of our house in Maryland as one part of an out-of-state move.
Our property had several distinguishing features, and it was a pleasure working with Chris to present these as attractive to potential buyers. Over the years we have worked with several real estate agents in Maryland. Working with Chris was a top-notch experience. Marie and I would strongly recommend Chris James as competent, diligent, and eminently trustworthy.
Chris guided us through the process of preparing our property for sale. He highlighted items of potential concern and attractive features for potential buyers. He was always available to roll up his shirt sleeves and help get things done. His market analysis helped explain the issues of timing, pricing, and comparable properties on the market. He was always responsive to our concerns.
He explained our requirements and responsibilities as seller and those of any potential buyers. Once our home was listed for sale, he managed showings while being responsive to our concerns. He helped us understand the terms of offers he presented and guided us through the process of review, negotiation, and inspection—leading to a successful closing. Chris worked to resolve several hiccups that occurred as we approached closing due to miscommunication from the seller’s agent. We feel he helped ease our concerns about selling a property that had been our home for many years.

We purchased a home in Hollywood, MD with as our agent - in the 8 days that we spent searching for a home Chris was extremely through in making sure we had the opportunity to see a variety of home styles, answering hundreds of our questions about each one and making sure we had the accurate answers. Being from the mid-west we didn’t know what we didn’t know to ask - Chris made sure we were fully informed. Once we put an offer on our home we had many questions during the inspections and Chris was able to help us through every issue greatly reducing the overall stress of the purchase. Chris’s great personality serves his customers well in being able to work with sellers, realators, inspectors and city officiators. Debbie and I would recommend Chris James to anyone that wants a professional realtor who is not only very competent, but is also very conscientious.

Chris provided guidance and help throughout the entire process of selling our home.
Chris does this every day whereas, I do it once every quarter century, so he has the current and comprehensive knowledge, as well as the experience, that I lack. He helped us understand the process, including negotiations with the buyers, legal requirements for the buyer getting loan approval, responsibilities of the seller’s agent and buyer’s agent.

He explained what to expect in the way of things I might see in an offer and discussed price negotiations that might occur.

Chris educated us as to things that we could to do to prep the house for sale. For instance, what to paint, what colors to avoid. He was a wealth of knowledge for finding help in the form of painters, people to do repairs, and labor to help empty the house.

He went over the current market conditions, showed us the optimum price point to list our home, helped us get it ready for market, then provided expert negotiation skills, and worked well with the buyer’s agent and finance company to complete the transaction.

Once offers were received, Chris managed contract negotiations to obtain the best selling price, which was well above the asking price. He got this done while interest rates were skyrocketing and home sales were slumping (Oct. 2022).

Chris is technologically current and made astute use of the real estate databases.
Chris was helpful in every way throughout the entire process (about 120 days of helping me and my wife). Chris has a cheerful attitude and was good at prodding me to get things done when other things got in the way. If you want someone that’s very personable and will go the extra mile to help you buy or sell, you owe it to yourself to give Chris James a call.
